The Senior Analyst reports to Manager, Land Services and is responsible for assisting with the land administration tasks, and maintaining land records, to ensure real estate and land related activities are performed in a consistent, efficient manner, always in compliance with regulations and internal policies.
The Senior Analyst is responsible for assisting departments corporate wide - supporting in land related activities - such as, but not limited to, land acquisitions/divestitures, refinancing real-estate collateral, obtaining flood-certificates, drainage studies, zoning requests, annexation agreements, surveys, plats, real property agreements (deeds, leases, easements, ingress/egress etc.), tax abatements, appraisals, etc.
- Research land files to determine contractual obligations and rights concerning option and purchase/settlement agreements, contracts, deeds, easements and lease agreements
- Review of title abstracts and perform curative and clearance activities required by company and/or lenders as needed
- Determine lease ownership interests and associated payment requirements
- Work with Land Department Team Members to create land related reports and exhibits
- Prepare land agreements and conveyance instruments
- Collect and analyze data for quarterly reporting such as but not limited to, contract obligations and payments
- Responsible for analyzing, implementing, and maintaining contract obligations and payments for lease agreements in Quorum (land management system)
- With minimal supervision: assist with planning, controlling and directing real estate activities such as site location and acquisition recommendations to management, contract negotiations, land acquisition and disposition, and land management of real property obligations – these activities are to support site/land development required for company’s projects/operations
- Research private and public records, determine surface ownership and associated encumbrances - analyze and interpret real-property related documents
- Analyze, review, interpret and set up surface agreements, rights-of-way, company owned property, and other legal documents in company land management system
- Analyze changes to existing surface agreements, company owned property, land contracts, and other legal documents in company land management system
- Maintain office space records in Company’s centralized real estate management system
- Assist with special projects and other assignments as required
- Follow company policies, plans, procedures and standards while executing tasks/projects
- Support departmental staff to ensure proper record administration

Proven experience in land management, records management, and related tasks. In-depth understanding of land related legal instruments and land title process (abstracts, opinions, policies, etc.). Working knowledge of land management systems (Quorum preferred), local, state and federal website navigation (County Clerks, Tax Assessors, Appraisal Districts, RRC, LDNR, FEMA, FERC, etc.). Working understanding of Oracle procurement and accounting systems is preferred.

- Working knowledge of principles of real estate and right of way acquisition, including state and federal laws pertaining to real estate and/or right of way acquisition
- Broad knowledge of real estate appraisal principles and procedures
- Strong written and verbal communication skills
- Broad knowledge of land department and organization procedures with frequent and varied use of business, legal and technical terminology relating to the industry
- Ability to work both independently and in a team-based environment
- Ability to work in a fast-paced environment and meet deadlines as assigned
- Ability to work on multiple long-term and short-term assignments concurrently
- Advanced knowledge with Microsoft Office Suite including Word, Excel, Access and PowerPoint, automated document management applications and the aptitude to continually learn new software or applications is required.
- Knowledge of land development principles and practices
- Ability to explain highly complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of land development processes or terminology
- Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and customer concerns in a positive manner
Takes initiative; proactively identifies, reports and assists with addressing problems while utilizing company’s process and procedures
Education, Training and Certifications : Bachelor’s degree in business or science preferred. Accredited four-year college or university with major coursework in business, science, engineering, or a related field.
Experience : Minimum of 5 years’ experience land related tasks
The Senior Analyst is capable of making daily decisions in conducting land related work and is expected to identify and communicate key business issues and improvement opportunities.
- Subject to drug and alcohol testing, per applicable federal regulations or as required by Cheniere.
- While performing the duties of this job, the employee is often required to stand, walk, sit, climb stairs, work at height above ground on stairs and catwalks, balance, stoop, kneel, crouch, talk or hear, smell, type and write.
- While performing the duties of this job, the employee will work indoors and outdoors, and exposed to year around weather conditions, ocean environment, noise, and occasionally process gases and vapors. There is a considerable amount of outdoor activities involved.
Periodically travel as business requires.
