The Retail Property Manager oversees the daily operations, maintenance, and profitability of our retail gasoline stations & ancillary business properties. This role involves managing staff & tenants, ensuring regulatory compliance, maintaining high customer service standards, and optimizing revenue & profitability. The manager also coordinates property maintenance, negotiates vendor contracts, and implements marketing strategies to drive growth. Work in conjunction with Director, Retail Operations and COO to execute results at a high-level within the Hough gasoline portfolio. The ideal candidate will proactively manage tenant relationships, site condition, and lease performance, while supporting strategic real estate and operational goals.
Manage and regularly inspect a portfolio of company-owned properties including gas stations, convenience stores, repair bays, and car washes.
Recruit & train retail tenants to operate our retail gas stations, repair bay, and/or convenience stores. Finding and replacing tenants to avoid empty properties, is a critical component of this role.
Serve as primary point of contact for tenants and commission agents; enforce lease terms; resolve conflicts and ensure satisfaction while protecting company interests.
Track lease expirations, rent escalations, renewals, and compliance; support negotiations on renewals or new agreements in coordination with COO & CAO.
Oversee preventative and emergency maintenance; coordinate with contractors and vendors for repairs, capital improvements, and environmental compliance along with Director, Retail Operations.
Ensure all equipment, such as fuel dispensers and POS systems, are operational and well-maintained.
Coordinate regular maintenance and repair services with vendors and contractors as well as monitor retail site Mystery Shop scores.
Monitor compliance with environmental standards, including underground storage tanks (UST), spill prevention, and testing.
Monitor rent collections, property-level profitability, and utility expenses; recommend operational or cost-saving improvements with COO.
Manage retail tenants regarding on-time deliverables such as rent, paperwork, and deposits.
Support the billing team by assisting with pricing, credit, and invoicing set-up and following up on any questions or issues.
Ensure adherence to local, state, and federal regulations, including fuel storage, safety, environmental laws, and ADA compliance.
Maintain accurate records of site conditions, inspections, tenant communications, and lease data; generate property performance reports.
Create, document, and update SOPs for your job function.
Maintain high standards of cleanliness, safety, and customer service at all properties.
Implement promotional activities to attract customers and drive sales.
Be proactive throughout the organization and resolve issues before they may arise.
Assist with budgeting and planning for capital projects including conversions, upgrades, and remodels.
· Highly developed analytical skills, the ability to manage multiple activities & deliverables, and strong attention to detail.
· Work collaboratively with cross-functional teams. Teamwork is a must in this role.
· Strong knowledge of lease structures, property operations, and tenant coordination.
· Understanding of fuel station infrastructure, environmental compliance, and vendor management is a plus, but not a requirement.
· Excellent communication (orally & writing), negotiation, and organizational skills, especially with various dialects.
· Ability to travel regularly to site locations (valid driver’s license required). Flexibility to travel between multiple properties as needed.
· Ability to work weekends, holidays, and on-call for emergencies.
· 2+ years of experience in retail property management, gas station operations, or a similar role.
Compensation: $65K plus bonuses, car allowance, & full benefits, including vacation, sick & personal days, health & dental insurance, 401(k) Profit Sharing Plan and 3% of comp match, Summer Friday’s
