Summary: Assist the Real Estate Manager with real estate related tasks, including but not limited to negotiation, acquisition, and execution of right-of-way easements, crossing agreements or other property acquisitions. Assist with other maintenance and operations activities for existing real estate assets. Maintain property & permit records database, land acquisition database, and easement/encroachment database internally and with local registry offices and courts. Interact with the public including local and state officials and community members relating to land issues, policies, and actions. Assist with accounting and finance to timely process real estate related invoices.
Together with the Real Estate Manager, this position will support any real estate activities across the company both related to new projects, O&M activities, and needs from outside counsel as well as any corporate needs related to real estate assets. A wide degree of creativity and latitude are expected. This position will report to the Real Estate Manager.
Accountabilities and Responsibilities:
•Establishes productive working relationships with the EPC, O&M and Accounting/finance teams;
•Liaise with project stakeholders and outside counsel on an ongoing basis;
•Support business goals in collaboration with senior management and stakeholders;
•Ensure timely invoicing as milestones are achieved;
•Collaborate and coordinate with internal functional groups to resolve issues, to facilitate progress and to achieve milestone targets in adherence to the project management principles;
•Maintain accurate and compliant files for all transactions - Manage quality control, data entry, and tracking of site landlord packages, lease agreements, and other site acquisition documentation;
•Create timelines and follow up with individuals to meet required deadlines;
•Ability to understand contracts and summarize terms, conditions, and contingency dates.
Education:
•Bachelor’s Degree (Surveying or other related field preferred).
Knowledge, Skills, Abilities and Experience:
•Strong relationship management skills and demonstrated initiative and advanced skills in communication and negotiation.
•Previous experience with or familiarity of project related Texas-specific rules and regulations, or demonstrated ability to work effectively with permitting, government and civil officials.
•Demonstrated proficiency in MS Office suite, GIS, and Google Earth.
•Great analytical capabilities to organize data related to real estate acquisition, forecasting and budget tracking.
•A practical, adaptable, innovative, collaborative and solution-focused approach to issues.
•Able to prioritize and manage multiple responsibilities. Team oriented individual.
•Willingness to take on new tasks as required.
•Experience in the electric transmission industry or previous title company experience is preferred.
•Land Surveying or Real Estate license is valued.
•Driver's License and ability to travel.
