Role Summary
The Preconstruction Specialist has a dual role in business development and/or a responsibility of preparing accurate cost estimates that meet both company goals and client expectations. The business development responsibility consists of taking assigned business opportunities, developing strategies, and building relationships with customers with the goal of being awarded the opportunity. The preparation of the cost estimate role involves reviewing project documents, preparing accurate quantity takeoffs, collaborating with internal teams, and consulting with suppliers and subcontractors to gather information on pricing and materials. The ideal candidate will have expertise in business development, estimating, excellent analytical skills, be detail-oriented, and can recommend cost-effective solutions to enhance project efficiency.
Responsibilities
•Take assigned opportunities and work with potential clients to clarify needs and expectations.
•Develop bid strategies to put the company in the best position to secure the opportunity.
•Build lasting and meaningful relationships with potential clients.
•Researching new products, territories, and clients to better equip oneself to serve our clients.
•Follow up with clients on a regular basis to stay up to date on the status of opportunity.
•Update our preconstruction database with any new information gathered after the follow-up.
•Update the competitor database as new competitors are discovered.
•Review project plans, specifications, and documents to prepare complete quantity takeoffs and comprehensive cost estimates.
•Collaborate with architects, engineers, project managers, and suppliers to clarify project scope and materials.
•Consult with vendors and subcontractors to obtain current pricing and product information.
•Analyze labor, material, and time requirements to create accurate estimates.
•Identify cost-saving opportunities, including recommending alternative materials or construction methods.
•Support bid processes by providing detailed cost analysis and competitive pricing strategies.
•Occasionally travel to project sites for scope assessment or vendor meetings as needed.
•Coordinate preconstruction meetings with internal teams and stakeholders to ensure alignment of project goals and expectations.
•Develop and maintain a cost database, updating pricing information from vendors, subcontractors, and suppliers to ensure accurate and current estimates.
•Evaluate vendor and subcontractor bids and make recommendations on the most cost-effective options while maintaining quality and compliance standards.
•Work closely with procurement and operational teams to ensure that material selections align with project budgets and timelines.
•Assist in the value engineering process by identifying alternative solutions that reduce costs without compromising quality or functionality.
•Maintain clear communication with project teams during the handoff from preconstruction to construction phases, ensuring seamless transition and understanding of estimates.
•Review post-project performance to gather data on cost overruns or savings, incorporating lessons learned into future estimates and project planning.
•Ensure compliance with local, state, and federal regulations, incorporating necessary permits, labor laws, and construction codes into cost estimates.
•Finalize takeoffs, estimates, and quotes prepared by others to ensure correctness and completeness.
•Send formal quotations to clients and follow up with said clients in an effort to demonstrate the company’s proficiency and aptitude to complete the quote work.
•Build relationships with clients and vendors to assist in the growth and development of the company.
•Maintain communication with clients to help understand the competitiveness of recently quoted projects.
Qualifications
•Bachelor’s degree in Construction Management, Engineering, or a related field preferred, but not required.
•3+ years of experience in exterior cladding estimating and/or sales.
•Proficiency in estimating software (e.g., Bluebeam, PlanSwift) and familiarity with construction takeoff tools.
•Ability to read and understand architectural plans.
•Strong analytical and problem-solving skills, with attention to detail.
•Excellent time management skills.
•Excellent written and verbal communication skills.
•Ability to collaborate effectively with cross-functional teams and work within tight timelines.
