As a Maintenance Technician II you will start each day with a team huddle to align on priorities and reinforce a safety-first mindset. Beyond routine system checks, technicians respond to tenant requests with professionalism, ensuring the building remains productive and comfortable. Responsibilities/Expectations:
- Operates, maintains, and repairs mechanical, electrical, plumbing, HVAC, and other related equipment to ensure its safe and efficient operation
- Responds to tenant requests in a courteous and efficient manner and report unresolved issues to Foreman/Lead
- Takes readings on equipment regularly, analyzes readings, and makes adjustments to equipment as needed
- Assists with maintenance and operation of chillers, boilers cooling towers, and related equipment
- Solves problems with building fire and energy management systems
- Inspects and tests elevators, fire pumps, generators, carbon monoxide sensors, and other facility equipment
- Other duties as assigned
- Required: High School Diploma/GED and six (6) month’s related experience or an Associate’s/Technical school degree
Physical and Environment Work Requirements:
The ability to:
- Work in extreme temperatures, with loud noises and in enclosed spaces
- Carry or lift items up to 50 lbs and team lift loads of more than 50 lbs as needed
- Stand, walk, climb, bend, stoop, and squat, often for long periods of time
- Work at elevated levels, potentially from man lifts, ladders, scaffolding, and/or small towers, with appropriate PPE (Personal Protection Equipment)
- Use hand tools
- Must be able to work after hours, on-call rotations, nights, weekend shifts and holiday as needed
- Examples of rotating shifts include the following:
- Weekends: 7pm -7am and Thurs. and Fri. 3pm - 11pm
- Weekends: 7am-7pm and Mon and Tues 3pm - 11pm
- Mon. – Fri.: 7am-3pm, 3pm - 11pm, 11pm - 7am
- May be required to work overtime
- Must obtain and maintain one of the following: Mechanical journeyman license with the State of Oklahoma or a State boiler license and first-class ltd. engineer’s license
- Must possess valid State Driver’s License and clean driving record
- Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority
- Needs basic knowledge of Microsoft Office Application and PC skills
- Preferred: Mechanical journeyman or engineers’ license
- Preferred: EPA refrigerant certification
, This position is responsible for the day to day maintenance and operations of the HVAC, plumbing, electrical and mechanical systems for the facility. This position reports to the Maintenance Technician Foreman, or Lead as designation by the Manager Technical Operations.
