Position Overview:
The General Superintendent at UrbanBuilt is extremely important for direct project success. They will be the primary driver and main point of contact for on-the-job problems. They primarily support the Superintendents by managing quality and safety, field budget and schedule, and handling on-the-job project and personnel related issues. Below we list the primary KRAs, necessary experience, skills, and education required to successfully be a General Superintendent at UrbanBuilt.
Key Responsibilities and Qualifications:
1. Oversee and supervise all Superintendents and other field staff to achieve project success, including:
•Conducting weekly 1:1 meetings with each member of the superintendent staff.
•Monitoring project performance and directing Superintendent staff, as needed.
•Visiting every job site, at least every week, to observe quality and safety standards are being met by the Superintendents on the project.
2. Manage all Manpower, Fleet, and Warehouse responsibilities, including:
•Scheduling and managing UrbanBuilt’s self-perform crews.
•Managing all positive disputes and/or conflict resolution with subcontractors and other team members.
•Maintaining maintenance logs for the fleet and directing team members for needed equipment maintenance.
•Consistently evaluating construction equipment needs.
•Directing warehouse staff to maintain a stocked and organized, safe warehouse environment.
•Assisting with planning, organizing, and directing all on-site construction activities.
3. Ultimately responsible for the Quality and Safety programs and their implementation on each project, including:
•Successfully overseeing multiple complex projects and project field operations.
•Ensuring projects meet drawings, specifications, and other contractual requirements.
•Ensuring the field team is verifying and checking all materials for compliance with procurement requirements and contract documents.
•Ensuring quality checklists are completed and reviewed.
•Ensuring sufficient and qualified field labor at each project site as required.
•Ensuring project field supervision upholds and implements UB’s “Build Smart, Stay Safe” program.
•Reviewing all rigging, scaffolding and hoisting plans and equipment to support field supervision.
4. Maintain and manage the field budget & schedule on all assigned projects, including:
•Helping create, manage, and implement project schedules as needed, in conjunction with the project team.
•Supporting project teams by confirming 3-week Look Ahead Schedules created by superintendents remain current and are issued to all parties.
•Collaborating with project managers and project superintendents to identify schedule and costs associated with project changes/delays.
•Understanding and applying the scope, terms and conditions of owner and subcontractor contracts for projects.
5. Field Process Development
•Work on creating Standard Operating Procedures for field operations.
•Train field employees on new SOP’s.
6. Employee Development
•Consistent Monthly training of Superintendents
•Create, implement and foster new Superintendent training programs
•Monthly meetings with Superintendents to coach and provide mentorship
7. Support challenged projects, as needed, including:
•Proactively monitoring project performance metrics and directing resources as needed to achieve schedule and budget goals.
•Stepping in to direct and problem solve relevant field issues for brief defined durations on underperforming projects.
Experience:
•10+ years of residential and/or commercial construction experience, with expertise in restaurants, office buildings, and/or residential housing.
•Previous start to finish experience with $1M+ revenue projects.
•Collaborate closely with all members of the project team(s).
Skills:
•Extensive knowledge of trades and scopes of work.
•Strong verbal and written communication skills.
•Ability to foresee, identify and resolve complex field issues.
•Knowledge of safety guidelines and requirements with special knowledge of crane and hoisting safety, scaffolding, flagging, and rigging.
•Necessary computer skills, including Procore and Microsoft Office Suite and MS project.
•Flexible and detail-oriented team player.
•A strong work ethic and a "can-do" attitude and ability to motivate and lead project team members.
Education/Training:
•Construction management degree preferred.
