- Use a blend of hard data and local intuition to assess visibility, access, area growth, competition count, traffic patterns, and zoning restrictions.
- Personally conduct site visits, grade sites, and record qualitative field assessments.
- Prioritize sites in areas where competitive barriers (zoning, tax, physical layout) protect margin and long-term value
- Review and evaluation of trade areas and proposed purchase & lease locations that adhere to the corporate real estate growth strategy.
- Deal Making – full understanding of retail deal making and land acquisition on behalf of a national retailer.

- Site Presentation - Responsible for the preparation of a PowerPoint deck for submission and presentation to the Real Estate Committee.
- Negotiation - Oversee the negotiation of letter of intents and contracts for proposed purchase or lease locations.
- Deal Management - Responsible for the management of the contractual deal terms and ownership relationship to ensure a timely closing of the transaction and the successful development of a new location.
- Lead preparation of Real Estate Committee packages (maps, competitive overlays, commentary, scorecards).
- Collaborate with internal teams—including Legal, FP&A, Development, and Construction—during the evaluation phase to ensure Due Diligence items are received and permits are secured prior to closing. ________________________________________- 5+ years of experience in real estate site selection, acquisitions, development, or brokerage — preferably in convenience retail, QSR, or fuel/C-store.

- Deep familiarity with the Southeast U.S. market is preferred.
- Strong negotiation and land acquisition skills.
- Analytical mindset with comfort using Excel and mapping/GIS tools.
