Primary Purpose:
Assist in the direction and goals of the Director of Maintenance. Serve as a professional leader in the areas of installation, maintenance, repair, and troubleshooting of building automation systems that control HVAC, lighting, security, and other environmental systems. The role also involves supporting system design, programming, and commissioning to ensure efficient building performance.
Qualifications:
Education/Certification:
•Degree in related field preferred. Experience will be considered in lieu of a formal degree
•Valid Texas teaching certificate with required endorsements for subject and level assigned
Special Knowledge/Skills:
•Strong organizational, communication, and interpersonal skills
•Ability to manage multiple projects simultaneously and meet deadlines
•Familiarity with bond-funded capital improvements programs
•Proficiency in project management software tools
•Knowledge of the basic principles of maintenance and plant operations
•Knowledge of energy management best practices
•Knowledge of Building Automation Systems (BAS)
•Knowledge of Construction and work order system automation
•Ability to manage projects and personnel
•Ability to interpret policy, procedures, and data
•Ability to read blueprints and schematics
•Strong organizational, communication, and interpersonal skills
•Demonstrates proficiency with Automated Logic Controls
Experience:
•Five years of experience in Building Automation Systems required
•Three years of experience in an educational setting preferred
•Minimum three years of experience in facilities operations, systems controls, HVAC, and environmental controls
•K-12 public school facilities operations or educational construction experience
Licenses:
Class "C" Operator's Driver's License. The applicant selected must provide a current three-year Driving Record from the current state of residence. If not currently a Texas resident, must obtain a Texas Driver's License within 30 days after entering Texas as a new resident.
Major Responsibilities and Duties:
Maintenance and Operations:
•Install BAS components such as sensors, actuators, controllers, and wiring.
•Commission systems to ensure proper operation and integration with existing infrastructure
•Conduct routine inspections and preventative maintenance
•Troubleshoot faults and perform timely repairs to minimize system downtime
•Program and modify control sequences based on building needs
•Diagnose and resolve technical issues, identifying root causes
•Assist in the design of BAS, including selecting components and developing control strategies
•Maintain detailed records of installations, system updates, programming changes, and maintenance activities
•Provide guidance and support to building staff, contractors, and other stakeholders regarding BAS operations
•Assist in the hiring process and goal of creating a well-trained and knowledgeable staff.
•Manage the planning and scheduling office, including the oversight and supervision of staff and resources
•Report critical equipment failures, and solutions to assure continued school operations
•Manage the “on-call” program to assure after-hours calls are managed and resolved to assure next-day school operations
•Assist in reviewing contractors and RFP evaluations as contracts come up for renewal
•Manage, and Assist in the development of long-range planning for the Maintenance and Operations department
•Develop and implement the Preventative Maintenance Program and asset retention development plans
•Assist in long-range facility planning as it relates to District building envelopes, equipment, lighting, and other areas of Bond development.
Policy, Reports, and Law:
•Implement federal and state law, State Board of Education rules, and local board policy in the maintenance area
•Compile, maintain, and file reports, records, and other documents required in the maintenance area.
Budget:
•Assist the director with the maintenance budget and ensure that programs are cost effective, and funds are managed prudently
•Initiate purchase orders and bids in accordance with budgetary limitations and district policies
•Assist in the development of the district energy, water, gas, and waste utilities annual budget, and reports to observe the current consumption by each facility is reported and communicated.
Safety and Security:
•Manage the Maintenance and Operations areas of responsibility to assure that safety standards are in conformance with federal, state, and insurance regulations and develop a program of preventive safety
•Ensure that equipment is maintained in operating and optimum condition
Energy Management:
•Evaluate energy rates, peak demand, and utility provider proposals to obtain the most reliable and cost-effective energy resources available to the district.
•Routinely review efficiency improvements within similar facilities and recommend new, more efficient equipment, systems, and operating techniques
•Work with campus principals, staff, and managers of other departments to develop an atmosphere of cooperation, and to establish acceptable operating practices for their campuses and within their departments
•Annually review and revise these standard practices, as needed
•Develop and promote educational energy awareness programs.
Other:
•Attend professional growth activities to keep abreast of innovative techniques in maintenance operations and energy management
•Respond to after-hours emergencies as needed

Mental Demands/Physical Demands/Environmental Factors:
Tools/Equipment Used: Personal computer and peripherals; standard instructional equipment
Posture: Prolonged standing, frequent kneeling/squatting, bending/stooping, pushing/pulling and twisting
Motion: Frequent walking, Repetitive hand motions; prolonged use of computer terminal; Constant use of technology.
Lifting: Moderate lifting, 15-45 pounds; load and operate computers, servers, storage, and other equipment.
Environment: Office and field environments; May work inside and/or outside; regular exposure to noise. Travel to various district facilities, active construction sites, and remote locations within the district.
Mental Demands: Maintain emotional control under stress; work prolonged or irregular hours during evenings and/or weekends. Work hours will be generally 8:00 a.m. to 5:00 p.m.
