Role:
The Assistant Project Manager will work under the strategic guidance of the primary Project Manager or Executive Manager and will assist in managing projects or manage smaller projects independently. You are responsible for subcontractor/vendor scope validation, negotiations, and agreement execution, schedule of values and budget oversight, project scheduling, RFI and submittal development, and closeout/warranty management.
Responsibilities:
•Provides overall support to Project Managers, and can eventually manage a smaller project on your own.
•Distributes contract documents to subcontractors, including drawings, specifications, and general conditions. As well as alternates or addendums as required. .
•Accountable for submission of submittals to the Architect or Engineer and distributing the approved submittals to the appropriate parties such as superintendent, subcontractor, vendors, etc.
•Tracks and logs all deliverables i.e. Submittal logs, RFI logs, PCO logs etc.
•Assists the team by preparing all necessary back up relating to budgeting and/or change requests.
•Take accurate and complete meeting minutes and distribute them timely. Review meeting minutes for accuracy.
•Contract interpretation and execution, conflict resolution, and claims avoidance.
•Change order management, progress billing development, and submission.
•Processes subcontractor commitment documents and associated reports including, but not limited to, Subcontract Agreements, Purchase Orders, Work Orders, and Change Orders in Procore.
•Processes owner commitment documents including, but not limited to, Contract, Potential Change Orders, and Change Orders.
•Submit monthly progress billings, ensure labor compliance and documentation needs are met.
•Support the project manager with creating and maintaining construction scheduling, phasing, and sequencing.
•Helps prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include, but not confined to, the following items: Schedule of Values, project schedule, memos, request for information, transmittals, and submittals.
•During the construction phase, proactively assists Project Manager, Superintendent, and other team members to achieve quality, schedule, budget, and safety. Utilizes and maintains tools: schedules and document management to track and record project performance.
•Documents quality and progress of each Subcontractor and Suppliers. Updates Subcontractors and Suppliers of any changes to the plans, specifications, and/or schedule.
•Maintains, monitors, and collects all closeout submittals including but not limited to As-Built, Project Manuals Warranty, and O&M Manuals.
•Maintain and build relationships with clients, subcontractors, and vendors.
•Communicates with subcontractors, consultants, and vendors and coordinates receipt of proposals, contracts, insurance, and invoicing.
•Responsible for keeping all Project Directories up to date.
•Drafts or prepares responses to routine project inquiries.
•Establishes, maintains, processes, and updates project files, records, certifications, and/or other documents.
•Attend and represent ECG at pre-construction and construction meetings.
•As-built drawings and contract documents with accurate ASI, RFI, and other formal changes, publish and distribute to necessary parties/stakeholders.
•Maintains all Procore administrative requirements.
•Support with oversight of all self-performed and subcontractor trade work in the field, daily reporting.
Qualifications:
•Bachelor's degree in construction management, engineering, or related field preferred.
•At least 3 years of experience as a Project Engineer, Assistant Project Manager or related role.
•Excellent communication and interpersonal skills.
•Ability to handle stressful situations and communicate clearly and effectively.
•Ability to learn from mistakes, take ownership and keep a positive attitude.

Pay: $90,000.00 - $110,000.00 per year
