A successful Superintendent will have thorough knowledge and understanding of the construction process for wood-frame multifamily commercial construction projects, and has the experience required to support various levels of productivity in every critical path trade throughout the project timeline, while promoting Customer Satisfaction through quality, service and value.

Field Management and Administration
•Ability to prepare and maintain accurate and professional as-built drawings.
•Manages the commissioning of the building. (If not officially commissioned then manage the MEP engineers’ inspections, punch lists, and mechanical startups and schedule and document all owner training.)
•Ability to effectively manage and chair weekly subcontractor meetings and take notes to track and update accordingly.
•Ability to work closely with the Project Manager to ensure project harmony.
•Makes project status presentations at owner meetings.
•Completes and maintains accurate and thorough daily reports.
•Completes and maintains weekly and incident safety reports.
•Manages and maintains an up-to-date, posted, and accurate set of contract documents.
•Maintains accurate submittal files on the project.
•Performs accurate takeoffs (lumber, trim, doors, etc.)
•Is proficient and experienced with FTP sites, F-drive server access, use, and similar computer abilities.
•Responsible for coordinating and documenting all required project inspections with the Town, Utilities, Third Party Agencies, insurance representatives, etc.
•Has a complete understanding of all subcontractor scopes of work for the project.
Schedule
•Thorough understanding of the critical path on a project, sequence of construction, project phasing and various trade durations.
•Schedules and manages the project mock-up.
•Ability to create and maintain an accurate “three-week look ahead schedule”.
•General knowledge of the duration and crew size required to complete various tasks.
•Thorough understanding of lead time requirements for materials, selections, and work to be performed by others.
•Ability to assist the Project Manager in creating an accurate buyout schedule, and the ability to provide accurate dates for the submittal log to avoid late contract awards or material submittals

Quality Control – Managing the QA/QC Process

•Structural – steel / decking / joists and LG framing installation, details, layout, and structural review
•Wood framing practices, inspections, and structural and dimensional review
•MEP rough in practices, coordination, details, and inspection.
•Life safety — Fire walls / Smoke walls / Fire caulking / UL assembly
•Insulation (Thermal and Sound) and Vapor barrier
•All Interior finishes (Drywall — carpet)
•Exterior -Waterproofing / weather barrier / moisture barrier / air barrier
•Roofing installation, details, and inspections
•Siding and flashing, installation, details, and inspections.
•Masonry exteriors (Brick, Stone, etc.).
Safety
•Holds an OSHA 30 Hour certificate
•Obtains and maintains a first aid/CPR certification
•Consistently sets a good example for others (wears hardhat, boots, safety glasses, etc.)
•Demonstrates the ability and willingness to maintain a safe jobsite including disciplining subcontractors as necessary
•Maintains easily accessible, up to date site specific Christa Construction safety manual.
•Collects site specific subcontractor safety manuals from all subcontractors prior to them starting work on site.
•Consistently enforces Christa safety standards
Experience
QUALIFICATIONS & RESPONSIBILITIES: Top candidates will have 6-10 years of experience in the construction process for wood-frame multifamily commercial construction projects. Strong understanding of construction processes, techniques, scheduling, and materials. Excellent communication, organizational, and problem-solving skills, and the ability to work collaboratively in a team environment. Top candidates will also have intermediate to advanced skills in the use of technology including MS Office products, PROCOR. Advanced skills and/or education in comparable programs will be considered equivalent.
Superintendents typically have a range of physical requirements, including:
•Stamina and Endurance: The role often involves long hours on-site, requiring good stamina to handle extended periods of activity.
•Mobility: Ability to walk, stand, and navigate construction sites, including climbing ladders or scaffolding as needed.
•Vision: Good eyesight is essential for reading plans, inspecting work, and ensuring safety compliance.
•Hearing: Must be able to hear warnings and communicate effectively with crew members in a noisy environment.
•Strength: While heavy lifting is not typically part of the job, the ability to lift and move light to moderate materials may be necessary.
•Dexterity: Good hand-eye coordination for using tools or equipment and performing safety checks.
•Flexibility: Ability to bend, kneel, or reach to perform various tasks or inspect different areas of the site.
•Safety Awareness: Understanding and adhering to safety protocols to minimize risk of injury on site.
These physical demands can vary depending on the specific project and site conditions, but a superintendent should generally be in good physical condition to handle the responsibilities of the role effectively.
Compensation for qualified candidates is determined by multiple factors including but not limited to verifiable experience, education, and technical skills. The pay range for this position is: $93-$105k per year.
