Job Purpose/Summary:

The Facility Manager is responsible for the overall maintenance, repair, refurbishment, and safe operation of the company’s physical assets, buildings, and grounds. This position ensures all facilities and equipment function efficiently, safely, and in compliance with local, state, and federal regulations. The Facilities Manager also oversees vendor relationships, maintenance staff, and budget accountability while playing a key role in company safety and sustainability initiatives.

Essential Functions/Responsibilities:

•

Direct the daily operations of the maintenance department, optimizing resource usage and ensuring service standards are met.

•

Oversee and monitor the functionality of building systems, including mechanical, electrical, HVAC, plumbing, and safety equipment.

•

Develop and maintain planning systems for preventative and predictive maintenance, track metrics and report results to management.

•

Establish and maintain a work order system to prioritize maintenance activities and document outcomes.

•

Lead compliance efforts for SC DHEC, OSHA, and other regulatory agencies; maintain permits and reporting schedules.

•

Manage facility security systems, access control, fire systems, and safety protocols.

•

Supervise facility cleanliness, upkeep of grounds, scrap recovery programs, and vendor/contractor relationships in coordination with Purchasing.

•

Lead safety committee activities, create programs, and post monthly safety indices to communicate updates to staff.

•

Maintain MSDS logs and ensure forklift and overhead crane operators are properly trained and compliant.

•

Coordinate with HR on health-related programs including audiometric testing and protective equipment training.

•

Implement lean manufacturing principles and 5S standards in maintenance and facility operations.

•

Oversee construction and refurbishment projects, ensuring budget, quality, and timelines are met.

•

Provide leadership, training, and guidance to maintenance team members to promote a culture of safety and excellence.

•

Serve as primary contact for emergency facility needs, with 24/7 responsiveness.

•

Perform other duties as required.

Skills/Certifications:

•

Working knowledge of plumbing, HVAC, electrical and other building systems.

•

Proficient with repair tools and techniques.

•

Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors, and team members.

•

Keen attention to detail and efficient problem-solving skills.

•

MS Office Suite of Products (Outlook, Teams, Word, Excel, etc.).

•

Ability to establish good working relationships.

Minimum Education & Work Experience Required:

•

Associate’s degree required, Bachelor’s degree in Facilities Management, Engineering, or related field preferred.

•

4–5 years of experience in maintenance and facilities management; experience in an industrial or manufacturing setting strongly preferred.

•

Industry certification preferred: Certified Facility Manager (CFM), Facility Management Professional (FMP), Facilities Management Certificate (FMC) etc.

Necessary Knowledge, Skills & Abilities:

•

Ability to supervise/lead others.

•

Ability to lead and supervise a team of 2–6 employees effectively.

•

Strong written and oral communication skills across all levels.

•

Proficient in using discretion and judgment in complex facility decisions.

•

The ability to develop and implement systems and procedures to support long-term success.

•

Familiarity with lean manufacturing and continuous improvement practices.

•

Ability to delegate responsibility.

Supervisory Responsibility & Budget Accountability:

•

Ability to lead and supervise a team of 2–6 employees effectively.

•

Responsible for operating within an established budget; accountability for safety and compliance.

•

High responsibility for the safety of others.

•

The job is performed in an office setting where there are no hazardous materials or equipment.

Uses independent judgement and discretion based upon the employee’s experience in the position and knowledge of the products, equipment, and services.

•

Moderate levels of stress may be experienced in the performance of the job.

•

Position is primarily based on an on-site office environment but requires facility-wide oversight.

•

On-call availability required for emergency facility issues (24/7).
