This is a unique and exciting opportunity to lead a high performing team of real estate experts accountable for securing rights to enable Hydro One to develop major capital projects across the province. Our highly skilled Acquisitions Team is looking for a dynamic, collaborative and trusted Senior Manager with experience navigating complex files and negotiations. Our team works directly with customers, Indigenous communities, municipalities and industry associations to acquire the appropriate rights in order to build and operate the grid.


General Accountabilities

Provide quality and cost effective facilities and real estate services and strategies, supporting Hydro One's transmission and distribution business.
Protect and enhance the value of the Corporation's real estate assets
Develop and execute the organization real estate acquisitions strategy
Manage a team of real estate experts accountable for acquiring rights for Hydro One’s new and existing Tx business.
Oversee portfolio of projects for both Transmission and Sustainment project and work programs
Prepare and present reports on acquisitions proposals and strategies to executive management
Be a witness as required at the Ontario Energy Board to represent Hydro One on real estate matters


Specific Accountabilities

Through collateral relationships with the Director, Land Acquisitions and Management and the Vice-President, Shared Services, develop, implement and monitor real estate and facility program and services which directly contribute value to the business strategies of Hydro One's transmission and distribution business.
Be accountable for the output of subordinates, by facilitating the planning and organizing of the group's work, providing advice, guidance and direction as necessary.
In conjunction with other staff, develop, implement and maintain detailed work methods for staff, in a working environment, which is consistent with the philosophy and goals of continuous quality improvement.
Act as a coach and facilitator to create and sustain a co-operative and supportive group environment, actively working with staff to provide training and empower them to attain optimal work performance with a high level of personal responsibility and self-management.
Provide day-to-day interpretation and application of the negotiated agreements with bargaining agents as they affect the rights, obligations and working conditions of employees.
Make effective recommendations on human resource issues, including hiring, discharge and discipline, and effectively resolve work performance problems.
Provide clear expectations and performance measures, meaningful feedback and recognize and reward achievements.
Manage and provide leadership to team of direct reports.
Deliver real estate and facility work programs and set priorities to make use of workforce pool.
Ensure effective management systems are in place for health and safety, the environment and the financial resources associated with Hydro One's real estate and facilities.


Direct Output/Delegated Direct Output

Manage the real estate acquisition rights programs and projects for the transmission and distribution business.
Oversee the negotiation strategies, policies and settlements with landowners, and government entities.
Maintain detailed documentation of acquisition activities and decisions, including project plans and reporting
Establish appropriate resource delivery models to support growing work program, screen and onboard vendors as required; draft scopes of work as required
Administer negotiated contracts and contract changes, work schedules, and requirement for changes to suppliers' systems to maintain compatibility with existing systems or to meet client needs.
Ensure safe, efficient and reliable delivery of workplace and support related services.
Develop, monitor and be accountable for the real estate business plans and budgets.
Respond to public and external issues with respect to Hydro One's lands and buildings.
Meet transmission and distribution client needs by setting and consistently meeting performance standards, by being able to adjust to changing requirements, and by monitoring performance and client feedback.


Managerial Accountabilities

Manage the unit and achieve the approved programs and targeted results through:

Maintaining a team of subordinates who are capable of producing the outputs
ensure subordinates are able and willing to produce the desired output, and that subordinate managers, supervisors and team leads continually improve the processes for achieving the outputs
assess staff capability to do the required work, now and in the future
conduct personal effectiveness reviews of subordinates managers/specialists to build relationships and trust, and to improve effectiveness
mentor and counsel subordinates-once-removed


Accountability For The Outputs Of Others

set the appropriate context for subordinates (i.e. corporate strategies and policies, accountabilities, tasks, budget and programs, compliance and performance targets, expectations for continuous improvement, etc.)
set an effective framework of policies and procedures for the work of the unit
know and ensure your own and subordinate's compliance with all legal and regulatory requirements, and all corporate policies and procedures, and generally accepted practices relating to the work of the unit
establish a two-way working relationship with subordinates to solicit their views on conditions and potential changes effecting their work, and continuous improvement opportunities.

Providing Leadership To Subordinates, So That They Collaborate Competently, And With Full Commitment, With Each Other In Pursuing The Goals Set

translate the corporate goals and objectives into a direction which guides the work of the unit, communicate that direction to all staff, define specific tasks for subordinates which are required to achieve desired results and/or to accommodate changes required within the business operations, communicate expectations regarding the collateral relationship among subordinates


Providing a Safe And Healthy Work Environment

provide subordinates with appropriate knowledge, skills, information, work procedures and equipment to facilitate responsible behavior which will protect their safety and contribute to their health
provide a work environment and facilities where health and safety incidents are minimized
provide a work environment that supports and values diversity, and is free from harassment
know and ensure subordinates comply with all legal and regulatory requirements, corporate policies and procedures, and generally accepted practices relating to their work


Demonstrating Stewardship Of The Assets And Resources

ensure every reasonable precaution is taken for the protection of subordinates, the environment and the assets
provide for security of human and physical resources, including information


Selection Criteria


Skills And Experience

Minimum 10 years’ experience. Work experience in real estate acquisition and management is required
Strong vendor management skills.
Experience in preparing and managing operating and capital budgets is required.
Proven leader who consistently seeks innovative ways to improve cost efficiency.
Experience working with a variety of stakeholders including: executive leaders, vendors, landowners, Indigenous communities and organizations, and government entities.
Experience working in a unionized environment would be an asset.
Experience leading small and large linear infrastructure projects would be an asset.


Education

Post-secondary education in Business Administration or comparable.
IRWA Certification or Real Property Administrator Designation would be an asset.
Project Management Professional (PMP) designation would be an asset
