Position Summary:
Halo Land Management is seeking a Right-of-Way Agent to support land acquisition projects across Michigan and surrounding areas. In this role, you will secure land rights through negotiations with private landowners and governmental agencies, perform title research, support easement preparation, and serve as a key point of contact for property owners and stakeholders. Key Responsibilities:
•Research existing easements and land rights to prepare for acquisitions.
•Pull title records, prepare documentation, and coordinate with internal teams and clients to finalize easement packages.
•Negotiate with private landowners and governmental agencies to secure land rights, including fee simple, easements, leases, temporary workspace agreements, licenses, permits, and ordinances.
•Perform internal and external due diligence to confirm land rights accuracy and identify curative needs.
•Serve as a liaison with property owners regarding ownership, easement rights, damage claims, and access issues.
•Meet with property owners to execute and notarize easement agreements.
•Represent Halo Land Management at public meetings with municipalities, zoning boards, townships, drainage boards, and other agencies.
•Maintain a high level of professionalism, using Halo’s established procedures and guidelines in all dealings.
Qualifications:
•0–2 years of experience in the Right-of-Way, Land, or Real Estate industry, including at least 6–8 months of direct land acquisition experience.
•Experience in surface acquisition strongly preferred.
•Strong skills in land title research, survey interpretation, and understanding of legal descriptions, contracts, and settlement documents.
•Intermediate proficiency with Microsoft Word, Excel, and Google Drive.
•Ability to prioritize, organize, and manage workload to meet deadlines with minimal supervision.
•Exceptional negotiation, communication, and customer service skills.
•Willingness to work outside normal business hours and travel as needed.
•Michigan Notary Public commission preferred.
Skills and Attributes:
•Knowledge of easement agreements, leases, and land acquisition best practices.
•Ability to interpret construction plans, survey drawings, and title abstracts.
•Strong organizational skills and ability to adapt to changing project priorities.
•High level of ethics, integrity, and professionalism.
•Confidence in presenting and representing the company at public meetings and stakeholder events.
