Job Summary:
We are seeking a results-driven and experienced Regional Property Manager to oversee a portfolio of properties within the Richmond and Petersburg area. This role is responsible for the operational, financial, and administrative performance of assigned assets. The ideal candidate will lead property management teams, ensure properties meet company standards, and deliver exceptional tenant and client satisfaction.
Key Responsibilities:
•Oversee day-to-day operations of multiple residential/commercial properties across a defined geographic area.
•Supervise and support on-site property managers, leasing agents, and maintenance staff.
•Develop and execute strategic plans to maximize occupancy, retention, and profitability.
•Monitor financial performance and budgets for each property; prepare monthly and quarterly reports.
•Ensure timely rent collection, manage delinquencies, and approve expenses in accordance with budget guidelines.
•Conduct regular site visits and property inspections to ensure compliance with company policies, safety regulations, and maintenance standards.
•Coordinate capital improvement projects and renovations.
•Handle escalated tenant or client issues and ensure high levels of customer service.
•Assist in the recruitment, training, and performance evaluations of property management staff.
•Stay current on market trends, rental rates, and property regulations in the region.
•Maintain relationships with vendors, contractors, and third-party service providers.
•Ensure compliance with federal, state, and local laws, including fair housing and landlord-tenant regulations.
Qualifications:
•Bachelor's degree in Business, Real Estate, or a related field (preferred).
•5+ years of experience in property management, with at least 2 years in a regional or multi-site management role.
•Strong knowledge of property operations, leasing, budgeting, and facilities management.
•Proven leadership and team-building skills.
•Excellent communication, negotiation, and organizational abilities.
•Proficient in property management software (e.g., Yardi, AppFolio, MRI) and Microsoft Office Suite.
•Valid driver’s license and ability to travel regularly within the assigned region.
•Real Estate License or CPM designation (preferred but not required).
