Position Title: Property & Right of Way Agent or Specialist

Position Purpose:
Supports the efficient acquisition, management, and protection of company land rights and property assets.
Essential Functions:
•Support landowner relations and coordination, property title searches, survey permissions, negotiations, utility crossing agreements, and property damage settlements, with an increasing level of independence as experience grows.
•Assist with property management tasks such as inspections, reclamation, tenant management, and compliance, ensuring accuracy and timely completion of records and reports in line with internal and external regulations.
•Contribute to projects and property management activities by coordinating with internal and external stakeholders, ensuring smooth landowner interactions, and supporting land rights acquisition activities.
•Ethically and responsibly collaborate with internal teams and contractors to ensure effective project execution and compliance with timelines and budgets.
•Support Transmission Systems Maintenance with landowner contact for vegetation management and other transmission line maintenance tasks.
•Perform data entry for new and updated property and ROW parcel information.
Qualifications:
Property & Right of Way Agent:
•Associate’s degree in agriculture, business administration, or a related field; and 1 year of related experience in right-of-way, real estate, farming, or land management; or
•High school diploma or equivalent (GED or HSED); and 3 years of related experience in right-of-way, real estate, farming, or land management.
•Right-of-Way Agent (RWA) certification through the International Right-of-Way Association; or obtain within 2 years of employment.
•Basic experience in property title searches, lease and/or easement negotiations, and landowner relations. Familiarity with real estate, farming operations and engineering basics.
Property & Right of Way Specialist:
•Bachelor’s degree in agriculture, real estate, land management, business administration, or related field; and 1 year or experience in right-of-way, real estate, farming, or land management; or
•Associate’s degree in agriculture, real estate, land management, business administration, or related field; and 3 years of experience in right-of-way, real estate, farming, or land management; or
•High school diploma or equivalent (GED or HSED); and 5 years of direct experience in right-of-way, real estate, land management or related.
•A Right-of-Way Professional (RWP) certification through the International Right-of-Way Association is preferred; or obtained within 4 years of employment.
•Experience working with land acquisition, landowner relations, government regulations, permitting and compliance, preferred.
Other Requirements:
•Excellent verbal and written communication skills, grammatical skills, and familiarity with reading maps and survey drawings.
•Proficient with Microsoft Office, GIS applications and land management software.
•Able to prioritize workload, respond to short notices requests and provide updates in a timely manner.
•A valid driver’s license.
•Frequent travel up to 50%.
•This is a Department of Transportation (FMCSA) (non-CDL) qualified position.
•Strong organizational skills with the ability to manage multiple projects simultaneously and independently.
•Strong knowledge of real estate operations, farming operations, and engineering and construction practices.
•Proficient with Microsoft Office, Advanced ESRI ArcGIS software and specialized land management software applications.
•Able to read and understand maps and legal descriptions
•Able to work alone, in a team environment, and on multiple projects at one time.
Typical Physical/Mental/Environmental Demands:
This position requires the ability to remain in a stationary position and to move about the office building, frequently working outdoors, occasional reaching below and above shoulder level, constant use of a keyboard/computer and other office productivity machinery, bending, kneeling, lifting/carrying up to 10 pounds, and pushing/pulling up to 20 pounds. It also requires finger dexterity and hand coordination.
