Property Manager
Job Summary:
The Property Manager will greet, assist and provide direction and information to clients, visitors and other guests such as showing lots or homes to potential renters, lease/sell lots or homes to qualified applicants, renew leases with current tenants, and perform managerial duties concerning the property as directed.
Classification:
•Pay range starting from $23.00 - $26.00 hourly plus commissions
Supervisory Responsibilities:
Duties/Responsibilities may include but are not limited to:
•Warmly greets visitors, prospective renters, and current residents and determines the purpose of each person’s visit and directs or escorts them to the appropriate location.
•Answers, questions about property and availability for current residents and prospects.
•Answers, screens and directs phone calls to staff; takes messages and schedules appointments.
•Receives mail, packages, documents and other deliveries and distributes items.
•Performs administrative and clerical support tasks such as basic filing and recordkeeping.
•Consults with prospective tenants to identify requirements and budgets, then matches these needs with available units or lots.
•Provides potential tenants with brochures, information and tours of the facility and available properties/units.
•Conducts background and credit checks and verifies other references as needed for new residents.
•Performs evaluations of homes for potential sellers.
•Maintain all social media including posts and responses to inquiries.
•Ensures available properties or units are clean, tidy and ready to be marketed using the most current strategies to attract customers as well as advertising current promotions or discounts.
•Maintain customer wait list.
•Prepare and coordinate move in dates, materials and process to include communicating with the production department on the development of new lots for incoming homes.
•Manage the use of shared facilities as well as touring the properties daily to ensure it is presentable to the public.
•Communicate with customers and vendors to include lease or contract negotiation, collect on receivable accounts and handle outstanding balances accordingly.
•Performs other related duties as assigned.
Required Skills/Abilities:
•Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
•Excellent interpersonal skills with good sales and customer service skills.
•Excellent verbal and written communication skills.
•Exceptional attention to detail and time management skills.
•Proficient in Microsoft Office Suite or related software.
•Able to multi-task in a fast-paced environment with multiple phone lines.

•Ability to work independently as well as with a team to achieve company goals.
•A willingness to take on new projects and learn new skills.
Education and Experience:
•High school diploma or equivalent, required.
•Experience in an office setting, required.
•Experience in property management, preferred.
Physical Requirements:
•Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
•Must be able to lift up to 15 pounds at times.
•Must be able to traverse a variety of properties with stairs and in a variety of weather.
•Must dependable and able to meet scheduling requirements.
•Professional appearance and demeanor, required.

•Clear background check and drug screening, required.
Supervision:
The Property Manager is supervised by the Senior Property Manager.
