We are currently seeking a dedicated and hands-on Property Maintenance Manager to join our growing team.
Position Summary
The Property Maintenance Manager will be responsible for overseeing the daily operations, maintenance, and tenant services across a diverse residential portfolio. This role requires a strong background in property maintenance and a proactive, solutions-oriented mindset. The ideal candidate is hands-on, highly organized, and capable of managing a team, and maintaining strong relationships with residents. Spanish or Portuguese language skills are a plus.
Key Responsibilities•Oversee daily operations for 300+ residential units
•Ensure resident maintenance requests are addressed promptly and effectively (e.g., plumbing, electrical, carpentry)
•Schedule and supervise maintenance, janitorial, and grounds staff to maximize efficiency and ensure timely completion of routine and preventive tasks
•Conduct unit inspections, coordinate with staff for accurate occupancy tracking, and prepare units for new tenants
•Provide emergency response as part of an on-call rotation, including weekends, evenings, and holidays
•Maintain clear communication with the Property Owner for pre-approval of unbudgeted purchases exceeding $1,000
•Identify and address safety hazards proactively; ensure compliance with safety policies and regulations
•Coordinate snow removal and maintain grounds throughout the year
•Ensure adequate lighting and safety in all common areas
•Collaborate with the rental and operations teams to ensure unit readiness and accurate reporting
•Perform hands-on maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs
•Complete and assign work orders efficiently, ensuring timely resolution
•Prepare vacant units for turnover, including cleaning, painting, and necessary repairs
•Conduct preventive maintenance on all critical systems and equipment (e.g., HVAC, plumbing, electrical, fire/life safety)
•Manage inventory of maintenance supplies and equipment; ensure proper ordering and tracking
•Deliver exceptional customer service by engaging professionally with residents and addressing concerns promptly
•Uphold and represent Nelson Group’s values and culture in all interactions
•Partner with the property management team to identify and resolve maintenance issues efficiently
•Exhibit strong leadership, foster team morale, and serve as a positive role model
Qualifications
•High School Diploma or equivalent required; technical training or certifications in maintenance trades is a plus
•Minimum 3 years of experience in property management, building maintenance, or related fields
•Strong hands-on experience in general maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repair
•Demonstrated ability to lead, supervise, and motivate maintenance teams and vendors
•Excellent organizational, time management, and problem-solving skills
•Ability to manage multiple priorities and work effectively under pressure
•Spanish or Portuguese language proficiency strongly preferred
