Key Responsibilities:
Perform or coordinate repairs for plumbing, electrical, HVAC, carpentry, painting, drywall, appliance issues, landscaping, and exterior upkeep.
Lead the full tenant turnover process — including unit inspections, scheduling and performing necessary repairs, coordinating cleaning, repainting, lock changes, and preparing units for occupancy.
•Preventative Maintenance:
Conduct regular property inspections and seasonal upkeep to prevent larger issues, reduce costs, and maintain property value.
Track and manage maintenance requests. Document all work performed, including before-and-after photos, materials used, and resolution notes.
Schedule, supervise, and ensure quality from third-party contractors as needed. Verify completion, timeliness, and budget adherence.
•Emergency Repairs (24/7 On-Call):
Be available to respond to urgent maintenance issues at any time. Emergencies include (but are not limited to):
•Water leaks or flooding (burst pipes, water heater failures, overflowing toilets)
•No heat or AC (during extreme seasonal temperatures)
•Electrical hazards or outages not caused by the utility company
•Gas leaks or strong gas odors
•Sewer backups or drainage failure
•Unsecured property access (broken doors/locks)
•Fire/smoke damage follow-up
•Severe pest infestations (e.g. rodents, bees)
Requirements:
•Must have own work vehicle(s) and complete set of tools.
•Background in residential property maintenance, general contracting, or related field.
•Ability to work independently, manage multiple priorities, and self-schedule tasks.
•Excellent organizational, communication, and documentation skills.
•Working knowledge of building codes, safety regulations, and fair housing standards.
Preferred Qualifications:
•Experience with Buildium or similar property management platforms.
•Familiarity with Google Workspace (Docs, Sheets, Calendar) and Trello for task and communication tracking.
•Ability to maintain inventory of parts and supplies to reduce turnaround time on common issues.
•Strong customer service skills and a professional attitude when interacting with tenants.
Compensation:
This is a salary position that includes full responsibility for 24/7 emergency maintenance response. Compensation is based on experience and scope of portfolio. Additional allowances or reimbursement may be provided for vehicle use, mileage, or tools.
