BASIC FUNCTION: The Project Manager is responsible for organizing, directing, and analyzing all aspects of multiple construction projects. Responsible for purchasing materials and subcontracts as well as analyzing and summarizing financial data for the use of management for monthly project updates. As a member of the project management team, helps develop forecasts and strategic plans for each project, measures actual performance against budgets, and interprets the results for management. Project managers use practical solutions to resolve conflicts onsite with both physical construction as well as financial issues. The Project Manager reports to the President and works with others on the project management team.
DUTIES & RESPONSIBILITIES:
•Ensure adherence to all health and safety standards and report issues
•Manage multiple projects across multiple states from $500K to $20MM in contract size and 6 months to 18 month durations
•Negotiate purchase orders and subcontracts with vendors to reach profitable agreements based on estimated budgets
•Coordinate resources with onsite Superintendent including manpower, equipment and materials within budget limitations
•Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
•Acquire equipment, material and subcontractors necessary to complete projects
•Estimate and negotiate with owners and engineers for change orders on projects
•Evaluate progress and compare with detailed cost reports to provide monthly updates and forecasts
•Update schedule using MS project
•Forecast manpower, costs and equipment needs over the course of the project
•Analyze key operating metrics and provide meaningful feedback to management
KNOWLEDGE, SKILLS and ABILITIES:
•Proven experience as construction project manager
•In-depth understanding of construction procedures and material and project management principles
•Familiarity with quality and health and safety standards
•Knowledge of MS Office and Project, budget and cost software and analysis
•Familiarity with construction/ project management software, submittals, RFIs, Change orders, etc.
•Outstanding communication, negotiation, and conflict resolution skills
•Excellent organizational, prioritization and time-management skills
•A team player with leadership abilities
ACHEIVABLE METRICS
•Prepare monthly job cost reports and review with the management team to show expected over and under costs for final project costs
•Prepare quarterly billing budget and forecasts, both static and forecasted
•Analyze variances from the budget and report significant issues to management
•Update schedules for all projects
•Complete projects on time and under budget
•Improve M2 reputation in industry through respectful project management
EDUCATION & EXPERIENCE
•Bachelor’s degree in construction management or related field
•Five (5) or more years of experience in construction management and related computerized system.
•Excellent communication (oral and written) skills.
•Prior industrial construction industry experience preferred.

Pay: $68,000.00 - $90,000.00 per year
