PPRIMARY FUNCTION:
A Project Manager, is responsible for overseeing the planning and implementation of an entire project through budgeting, hiring team members, sourcing suppliers, and planning the project release. Their duties include setting deadlines, providing feedback, and communicating with clients about the status of their project. Project Managers must develop a plan of action to get a project completed, working across departments to ensure their needs and wants are included within the confines of the project and budgetary restrictions.
A Project Manager is well-versed in all construction methodologies and procedures, and able to coordinate a team of professionals of different disciplines to achieve the best results.
Key Responsibilities are and not limited to:
•Maintains a regular list of contacts for possible future work.
•Completes assigned tasks to support sales efforts.
•Participates in interview and RFP process for new work.
•Assists estimating with bidding for future assigned projects.
•Develops a thorough understanding of the details of the project.
•Contact subcontractors to solicit interested in project being bid.
•Reviews final plans and estimate with estimator prior to submission
•Plan and supervise a wide range of construction projects from start to finish.
•Organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.
•Ensure all projects are delivered on time according to requirements and without exceeding budget.
•Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
•Evaluate progress and prepare detailed reports. Ensure project documents are complete, current, and stored properly.
•Ensure adherence to all health and safety standards and report issues.
•Determine needed resources from start to finish with attention to budgetary limitations.
•Identify, track, manage and resolve project issues.
•Chair progress meetings with Clients.
•Prepare subcontracts and purchase orders.
•Continually seek opportunities to increase client satisfaction and deepen client relationships.
•Review and approve subcontractor invoices for payment.
•Write contract change orders to owner and subcontractors.
•Manage multiple projects at the same time.
•Meet regularly with accounting and management to review overall project progress.
•Ability to track projects financially and keep them on budget.
Physical Demands:
•Work will be split between a climate-controlled office environment and the outside.
•Occasionally meetings with clients, prospective clients, vendors, etc. may occur off site, which will require driving in all types of weather.
•Normal work hours range from eight to ten hours per day, five days per week.
•Occasionally, early morning, after hours, and weekend commitments may be necessary.
Requirements:
•Excellent interpersonal and communication skills.
•Requires the ability to guide, direct and coordinate the work of multiple activities at the same time. Excellent organizational skills, ability to plan projects and jobs, prioritize work and meet deadlines. Must be a dynamic individual who is client-oriented while keeping the company’s interests in mind.
•Proficiency with Microsoft Office. Familiarity with Project Management systems such as Foundation, CPM Scheduling a plus
•Excellent planning and time management skills.
•Excellent leadership abilities.
•Organizational and attention to detail.
•PMP or equivalent certification will be an advantage.
•In-depth understanding of construction procedures, and material and project management principles.
•Familiarity with quality standards, and health and safety requirements.
•Five years of experience in project management.
•Ability to pass a government background check to work on Military Bases and in Government Facilities.
•Must hold a valid Driver’s License.
