The Preconstruction Manager takes a project from a concept to a contract managing a project through the design and budgeting phase. They are the clients guided through the budgeting process.
Job Duties & Responsibilities•Monitors all advertising agencies for project opportunities
•Develop and maintains relationships with existing clients
•Prepares a preconstruction schedule
•Produces qualifications/presentation for client
•Presents qualifications to Client
•Works as the estimator, or with estimator assigned to produce estimate based upon scope
•Submits estimate to Client
•Determines contract method
•Manages design phase including coordination meetings with Client, designers, subcontractors, and sub designers
•Reviews project with assigned PM and Superintendent
•Reviews project requirements as needed with Project Manager
•Provides subcontractor pricing received during estimating
•Sign off on all invoices and receipts by deadlines set monthly
•Monthly at minimum hold a client meeting to review Project
•Produce Client billings by deadlines set monthly
•Ensure that project payments are received by deadlines set monthly
•Ensure that Project Budgets have been updated and are complete for WIP by deadlines set monthly
Skills and Qualifications
•5+ Years of experience with knowledge of construction, design, and cost management as a Project Manager, Estimator or similar position in a general contracting environment
•Bachelor’s degree in construction management or similar field preferred
•Must be computer literate with a working knowledge of MS Office applications and estimating software
•Familiarity with construction project management software is a plus, but not required
•Strong business ethics with regards to budgets, invoicing and payments
•Reading, understanding contract documents and P&ID drawings
•Knowledge and background with project Estimating, Planning, Scheduling and Budgeting
•Strong written and verbal communication skills that align with core values
