Responsible for the development of maintenance work plans packages for maintenance repairs and improvement projects. All plans are prioritized by the Gatekeeper. All job plans must satisfy the notification of scope and include materials, resources required, procedures, PPE requirements and outside services if applicable. Plans must establish logical sequencing between crafts, support groups and Technical Groups. Planner shall ensure that sufficient amount of work is planned to satisfy production needs as well as the available work-hour capacity. This position will assist in the development of strategic maintenance schedules and provide information for maintenance budget preparation.
Job responsibilities include, but are not limited to the following:
Review backlog and planning list for duplicates.
Group any like notifications on a single piece of equipment as a single work order to optimize utilization of resources.
Make sure scope description is adequate through the notification text, conduct site visits to verify scope and full understanding, communicate with Operations.
Review notification backlog with OMC on a weekly basis to help eliminate planning hold points, discuss planning priorities.
Enter any planning hold point information in long text – everyone needs to understand the status.
Ensure order type and activity type is accurately assigned on the order.
Assign appropriate user status throughout planning stages.
Review and clean backlog weekly of any orders that need to be cancelled or completed to maintain a true backlog at all times.
Review backlog of “NEWO” work orders with OMC weekly to get priorities for planning.
Utilize OMC priorities as well as start dates to determine priorities to ensure planning takes place in a timely manner.
Follow up on “WOEN” work orders with engineers frequently to ensure timely design and planning.
Review any “E” and “1” priority work orders to see if a duplicate notification has already been planned. If so, give package to Craft Foreman.
Turn over all “E” and “1” work orders to Craft Foreman who will work with Material Coordinators to plan and get materials to perform emergency work.
Work up “NEWO” orders – priority 2 and 3 only!
Clearly show special instructions and required documentation
Build Field Work Packages with all necessary information
Create Task Lists and PM’s when applicable for repetitive work
Use or create standard job request (job templates for repetitive jobs).
Review all “WONM” status work orders to see if material has been received.
Communicate with Material Coordinator to resolve material delivery issues.
Review “COMP” orders to ensure all proper documentation and history has been filled out.
Communicate to foreman any information that has not been properly completed.
Ensure all operations have been completed and confirmed
“TECO” technically complete work orders after all time has been charged and information has been completed in SAP.
Ensure that personnel and environmental safety requirements are given top priority in planning work activities and provides necessary planning information that insures efficient execution of non-emergency work.
Solicits input from Technical groups, Crafts, Craft Lead Person and or Maintenance Foreman.
Analyzes the impact of “E” priority work that pulls resources.
Files Work Packages for Maintenance Foreman accessibility.
Solicits feedback by way of Job Feedback form on executed work packages and makes necessary changes to insure planning and work efficiencies continue to improve.
Writing necessary change orders for 3rd party services upon job completion.
Participates in the identification and implementation of reliability driven improvements.
Participates in planning meetings with OMC, Maintenance Experts and Operation Supervisors to discuss work to be scheduled and provide information regarding maintenance activities.
Participates and interfaces with Technical and Craft Foreman or Craft Lead Persons to documents scope changes and plans course of action.
Assist in capturing Delays, the reasons and hour cost.
Provides feedback regarding Material issues by use of the Material Feedback process.
OMC - Daily interaction to; seek and provide information regarding maintenance activities, priorities, delays or concerns, resolve priority work manpower resource issues.
Craft Foreman - Daily interaction to; solicit details for work packages, status of scheduled work, scope change plans, and delays.
Maintenance Specialist - Daily interaction to; provide input on work plans/ packages, provide information to resolve schedule impacts on resources pulled due to “E” priority work, provides input to scope change issues, interfaces with Crafts and Craft Foreman on task progress.
Crafts – Daily interaction to; solicit details for work plans, discuss scope of work changes, jog progressing
Zachry Construction Corporation – Assure that all tasks are planned in a cost effective manner. All plans include all information required for successful completion of work.
Providing leadership in keeping involved parties focused on job safety over time and budget restraints.
Assuring the requested work is required, reasonable, and not duplicated with-in other work request.
Correctly estimating and planning jobs when a scope change occurs after originally planned.
Obtaining the required drawings, manuals, procedures, Technical assistance needed to clarify the requested work.
TRAINING (supervisory): Planning and scheduling, Planning Software, Project SuperVISION, CMMS, Maintenance Procedures, Estimating, Blue Print Reading, Safety Procedures
Technical Knowledge: Knowledge of Piping, Mechanical and Support Crafts, Drawings, Material, Engineer Specifications, Purchasing, Quality Control Programs, Strong Skill in Electrical & Instrumentation
Skills: (Recommended) Multi-tasked oriented, Computer Skills (MicroSoft Software, SAP, Scheduling Software, etc...) Estimating, Organizational and Coordinating Skills, Communication, Interpersonal, View organization as a system process, Time management, Workforce efficiency, Electrical and Instrumentation planning background a must.
Experience: 3-5 years in craft related work. Proficiency in SAP is a must.
