Position Summary:
We are seeking a skilled and proactive Maintenance Supretident to oversee the maintenance operations of our portfolio of residential and commercial assets. This position is responsible for ensuring the properties are maintained in excellent condition, overseeing the maintenance team, scheduling work orders and preventative maintenance, and upholding a safe and pleasant living environment for residents.
Key Responsibilities:
•Supervise and lead the maintenance team, including hiring, training, scheduling, and evaluating performance.
•Respond promptly to resident service requests and ensure the timely completion of all work orders.
•Conduct regular property inspections to identify issues and implement repairs or improvements.
•Maintain HVAC systems, plumbing, electrical, carpentry, painting, and appliance repair.
•Oversee preventative maintenance programs to reduce equipment failure and costly repairs.
•Ensure maintenance work complies with all safety standards and applicable codes and regulations.
•Coordinate with vendors and contractors for specialized repairs and renovations.
•Manage maintenance budget, inventory of supplies, and procurement of parts/equipment.
•Participate in on-call rotation for after-hours emergencies.
•Collaborate with the Property Manager to develop and implement capital improvement plans.
Qualifications:
•High school diploma or GED; technical or trade school certification preferred.
•3+ years of experience in property maintenance or related field; 3+ years of supervisory experience required.
•Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
•HVAC/EPA certification (Type I & II or Universal) strongly preferred.
•Ability to read blueprints, schematics, and technical manuals.
•Excellent organizational and leadership skills.
•Strong communication and customer service abilities.
•Proficient with property management and maintenance software (e.g., Yardi, AppFolio) is a plus.
•Valid driver’s license and reliable transportation.
Physical Requirements:
•Ability to lift up to 50 pounds.
•Climb ladders, stoop, kneel, and work in confined spaces.
•Work in varying weather conditions as needed.
