Job Summary
Outstanding opportunity for ambitious full-time Maintenance Specialist with 5 - 10 years' experience needed for general maintenance at multi-family property. Ability to coordinate projects, organize and direct custodial tasks, oversee grounds and other activities as needed.
Duties
•Assist with job scopes for units that need rehabilitation
•Obtain bids and coordinate with different contractors on rehabilitating units
•Organize and direct a full range of routine maintenance duties
•Be familiar with repair of plumbing and electrical systems, unit repairs, turning vacancies, etc.
•Monitor and maintain the right pH levels in pool/spa and ensure proper inspection and testing of systems and equipment
•Perform routine utility inspections
•Assist in the enforcement of safety, health, and aesthetics violations in the field
•Ensure all equipment is maintained in safe and proper working condition
•Maintain Emergency Operating Manual for all work performed in park and all workers' safety logs
•Review and oversee contracted work performed by outside vendors
•Inspect completed projects for accuracy, completeness and compliance with established standards and requirements
•Assist in keeping timelines for custodial grounds maintenance and general maintenance projects and activities
•Coordinate activities to assure the community is clean, well-maintained and is in a safe and orderly condition
•Confer with Property Manager and contractors to discuss and establish work projects, priorities, and timelines
•Estimate labor, materials and equipment needed for assigned projects
•Research and coordinate the purchase of equipment and supplies as needed
•High School Diploma/Trade School preferred
•Minimum of 5 years maintenance
•Experience wand skills with multi-family housing and apartments
•Skilled with Heating & Air Conditioning, electrical, plumbing, basic pool maintenance, cleaning, painting, drywall, and other refurbishing
•Work and communicate will with other staff as well as tenants
•Spanish/bilingual a big plus
•Ability to work with 'Word' and 'Excel' is a big plus
Job Type: Full-time
Pay: $20.00 - $22.00 per hour
