Reporting to the Land Manager, the Land Title Specialist will focus on the real estate execution and legal integrity of solar project sites throughout the development lifecycle. This role is critical to ensuring clean title, resolving curative issues, supporting due diligence, and managing landowner relationships from initial site control through project operation. The individual will collaborate closely with project development, legal, and engineering teams to advance projects with confidence in land security and title compliance.
Duties and responsibilities notably include but are not limited to:
· Conduct and review preliminary and full surface and subsurface title reports to identify encumbrances, ownership risks, or easement issues impacting project viability
· Resolve title defects and secure curative documentation (e.g., affidavits, waivers, releases, dual-use agreements, subordination agreements) to ensure marketable title
· Maintain thorough documentation of title matters, curative efforts, and title policy coordination with counsel and title companies
· Assist in procuring ALTA surveys and ensuring consistency between legal descriptions, title records, and site layout
· Manage real estate due diligence checklists for each project, including coordination of legal review, survey review, and municipal records
· Assist with land contract execution (leases, purchases, easements) ensuring alignment with project requirements and title standards
· Support cross-functional teams (legal, development, engineering, finance, M&A) in identifying and resolving real estate risks to support investment or construction decisions
· Coordinate with municipalities, assess zoning constraints, and monitor applicable real estate-related permitting risks
· Maintain strong relationships with landowners and stakeholders throughout the project lifecycle
· Educate and guide landowners through real estate and title-related processes
· Support internal and external communications regarding land status, curative actions, and contractual compliance
· Minimum 2 years’ experience in real estate, title, and/or land rights acquisition, preferably within renewable energy or infrastructure projects
· Proven experience reviewing and clearing title, managing curative documentation, and coordinating with title companies
· Working knowledge of land contracts, legal descriptions, easements, and ALTA/NSPS surveys
· Highly organized with strong attention to detail and ability to manage multiple project deadlines
· Comfortable navigating county land records and using public GIS systems
· Strong interpersonal and negotiation skills; able to communicate effectively with legal counsel, landowners, and cross-functional teams
· Desire to learn and provide/accept feedback: Ask questions and seeks out knowledge from varying Land and Development professionals. Also willing to provide feedback and input to team members, as well as receive feedback.
· Planning and organizing: Establish courses of action for self and others to ensure that work is completed efficiently.
· Teamwork: Operate in a team environment and participate in cross-functional teams to solve business problems.
· Proficiency with Microsoft Office Suite (Word, Excel, Outlook, PowerPoint); DocuSign or similar platforms a plus
