Position Overview

The Assistant Land Project Manager is responsible for Assisting with all aspects of land development projects, ensuring that work is completed on time, within budget, and to the highest quality standards. This role involves coordinating with various teams, managing subcontractors, and ensuring compliance with local regulations and safety standards. The Assistant Land Project Manager plays a critical role in the successful execution of land development activities and will spend a considerable amount of time in the field undertaking the duties of the position.


Essential Functions

Project Oversight: Assist with the management and supervision of all land development activities, including grading, utilities, road construction, and landscaping, ensuring alignment with project plans and specifications. Assist with agency approvals and acquiring permits, as necessary, to perform land development activities. Help coordinate bond preparation, as required by governmental agencies, and the release of such bonds.
Scheduling: Assist with the preparation and maintenance of project schedules. Coordinate with subcontractors and internal teams to ensure timely completion of milestones.
Budget Management: Assist with the bidding process, internal takeoffs, and the development of project budgets. Monitor project budgets, track expenses, and implement cost-saving measures while maintaining quality standards. Work with the accounting department to request monies, code invoices, and maintain project budgets.
Quality Assurance: Ensure all work meets the company's quality standards and complies with local, state, and federal regulations.
Safety Management: Promote a culture of safety on-site by enforcing safety policies, conducting regular safety meetings, and ensuring compliance with OSHA regulations.
Communication: Be adept at problem solving and communication to accomplish objectives. Interface with vertical construction superintendents daily, or as needed. Maintain clear communication internally, with project subcontractors, and with any other relevant stakeholders. Assist with preparing lot turnover documents and conducting community kickoff meetings to facilitate a clean handoff of land deliverables.
Problem Solving: Assist in identifying and resolving issues that may impact project timelines or quality, implementing corrective actions as needed.
Inspection and Reporting: Conduct regular site inspections to assess progress, quality, and safety, preparing detailed reports for management and stakeholders.
Regulatory Compliance: Ensure all permits and inspections are secured and that the project adheres to all SWPPP requirements.
HOA: Assist HOA management company as needed


Job Qualifications


Required:

Self-Motivated, eager to learn, flexible
Works well within a team framework
High school diploma or equivalent
Must possess excellent reading, writing, and communication skills


Preferred:

Bachelor’s degree in construction management, Civil Engineering, or a related field
Proven experience in land development or construction management.
Familiarity with reading construction documents and other related technical documents


Work Environment and Physical Requirements

General office and field construction environments
Daily travel for meetings and job site visits
Will be required to work outdoors in inclement weather
Use of general office equipment.
Ability to navigate active construction sites
Ability to use general hand tools
