The Land Associate will support the Land & Utility Manager in the origination, evaluation, and management of real estate and utility-driven development projects. This role is designed to handle day-to-day tasks, research, and communication that enable the Manager to focus on higher-level strategy and negotiations. The Land Associate will play an active role in identifying and contacting landowners, supporting site due diligence, and coordinating with Origination and Development Team members.

· Assist the team’s origination efforts in identifying parcels of land for potential data center development and energy projects.
· Conduct preliminary research on land ownership, zoning, utility service territories, and parcel history.
· Maintain updated databases and maps of target sites.
· Make initial phone calls and outreach to landowners to introduce opportunities.
· Support follow-up communication, scheduling, and coordination of discussions.
· Maintain detailed records of all contacts, conversations, and status updates.
· Gather property records, deeds, tax data, and utility information to support project analysis.
· Assist in organizing and summarizing information for review by the Land & Utility Manager.
· Help prepare exhibits, summaries, and supporting documentation for contracts and internal review.
· Track timelines and outstanding items for land-related projects.
· Support preparation of presentations, reports, and internal updates.
· Handle tasks delegated by the Manager to ensure progress on multiple projects simultaneously.
· At least two years related experience required.
· Comfortable with phone outreach and professional communication.
· Ability to work independently while taking direction from the Manager.
· Experience with real estate, land records, or energy development (preferred but not required).
· Proficiency in Microsoft Office, Excel, and mapping tools (GIS experience is a plus).
- Knowledge of electrical systems, power distribution, and basic real estate principles.
- Ability to solve problems independently, with high attention to detail.
- Excellent communication and interpersonal skills; proven ability to work collaboratively in a team setting.
- Majority of work is performed at a desk and working on a computer in a remote office setting for extended periods of time.
