Halo Land Management is seeking an experienced and dedicated Land Agent - Negotiator to join our team as an independent contractor. This role involves negotiating oil and gas leases, amendments, and curative documents, and other applicable documentation while serving as a liaison between landowners and the client. The ideal candidate will have a strong background in lease acquisition and familiarity with mineral title examination, as well as the ability to work independently and make informed decisions within established parameters.
- Act as the primary point of contact for landowners, maintaining effective communication throughout the negotiation process.
- Address and resolve any concerns or inquiries from landowners in a timely and professional manner.
- Make strategic decisions on the best approaches to engage with land and mineral owners based on project needs and objectives.
- Assess and determine negotiation tactics to achieve favorable outcomes for both the landowners and the client.
- Conduct thorough and effective negotiations with mineral owners, attorneys, and companies to secure oil and gas leases, amendments, and curative documents.
- Ensure all negotiations comply with legal and regulatory standards, as well as company policies and established parameters.
- Keep and maintain thorough and accurate documentation of the negotiation process
- Collaborate with the administrative team to prepare and review necessary documents, including leases, amendments, and curative documents.
- Ensure all documents are accurate, complete, and meet project and client requirements.
- Clearly explain project details to land and mineral owners, including the scope, procedures, ownership breakdowns, timing, and financial arrangements.
- Provide transparent and comprehensive information to facilitate understanding and cooperation from landowners.
- Identify and pull necessary title documents to support leasing operations.
- Review and analyze title documents and agreements to ensure accuracy and completeness in support of leasing activities.
- Review and understand contracts and other necessary documents related to transactions.
- Ensure all contractual agreements are in alignment with project goals, legal requirements and established parameters.
- Perform other duties as assigned by the Project Manager to support the successful completion of projects.
- Stay informed about industry trends, regulations, and best practices to enhance performance and project outcomes.
- A Bachelor's degree in a relevant field and/or a minimum of two years of experience in lease acquisition and/or mineral title examination.
- Demonstrated experience in negotiating and managing oil and gas leases and/or related documents.
- Strong organizational skills with the ability to prioritize and manage multiple tasks to meet project deadlines.
- Excellent communication and negotiation skills, with the ability to build rapport and maintain positive relationships with landowners and other stakeholders.
- High level of professionalism and ethical standards in all interactions and negotiations.
- Experience with Adobe, Microsoft Suite and various CRM software preferred
- Flexibility to work outside of normal business hours and travel as required to meet project needs.
- Preference for candidates located in close proximity to the operating area to facilitate timely and efficient project execution.
- Active membership with professional organizations such as AAPL (American Association of Professional Landmen), IRWA (International Right of Way Association), and/or MLBC (Michael Late Benedum Chapter of AAPL) is required.
