IN-HOUSE CONSTRUCTION FINANCIAL ANALYST
DESCRIPTION
Aggressive, fast growing national real estate development firm seeks Multi-Family Real Estate Construction Project Manager for South Florida Office. A successful candidate will manage all facets of the projects (budget, schedule, procurement, quality & risk) from individual planning, design, construction, occupancy to closeout.
RESPONSIBILITIES
•Research/evaluate market conditions for new residential and/or Industrial/commercial projects.
•Same day travel/return to scout new prospective sites, meet with brokers, lenders etc
•Assist in proposed site investigation including zoning, environmental and feasibility studies in collaboration with architects, engineers and other company associates.
•Assist the legal department with coordination of project related documents & weekly calls for land & construction loan closings.
•Initiate and manage the development of architectural and engineering construction drawings and bid documents;
•Draft, review, communicate and enforce contractual documents for design and construction professionals;
•Perform project planning, budgeting, and identification of resources needed.
•Authorize the issuance of contracts, purchase orders and approve contractor pay applications and bank loan draws.
•Anticipate potential changes to budget or schedule and develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
•Ensure project documents (insurance, contracts, etc.) are complete and legally binding.
•Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.
EXPERIENCE
5+ Years of proven experience in ground up construction & development management of multifamily projects and industrial/commercial sites.
EDUCATION
Construction Management, Finance, Real estate development or related degree preferred. Civil Engineering & Architecture a plus.
REQUIRED
•Ability to read, understand and apply standard to documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
•Highly computer proficient, including Office products (Word, Excel, PowerPoint and Project)
•Visio/AutoCAD experience preferred
•Demonstrate understanding of construction project management
•Financial analysis, budgeting and accounting skills
•Familiar with permitting agencies and construction practices.
•Must be able to operate in a deadline driven environment while maintaining a strict attention to detail.
•5+ years of proven ground-up Multifamily and/or Commercial development.
