Job Overview:

We are looking for a motivated and experienced Facilities Manager to join our team, who will play a crucial role in maintaining our facility. Your primary goal will be to ensure proper functioning of the building by leading our facilities team. Your responsibilities will encompass a wide range of maintenance tasks, from routine repairs to strategic planning aimed at providing a comfortable and efficient environment for all occupants, which includes about 20 individual tenants, the largest of which is TESCO.

Job Responsibilities:

- Develop and implement comprehensive maintenance plans and schedules for all building systems, including HVAC, plumbing, electrical, and structural components.

- Coordinate with internal maintenance staff or external contractors to perform routine inspections, repairs, emergency situations, and upgrades in a timely manner.

- Prioritize maintenance tasks based on urgency, safety considerations, and tenant requirements.

- Collaborate with the property manager and tenants to develop and enforce guidelines for their use of common areas and shared facilities.

- Conduct regular inspections and audits to identify potential safety hazards, code violations, or maintenance deficiencies.

- Identify opportunities for cost savings through efficient resource allocation, preventive maintenance strategies, and vendor negotiations.

- Work to manage the project of building improvements and tenant “fit-outs”

- Negotiate service agreements, monitor service levels, response times, and customer satisfaction to optimize vendor relationships and service delivery.

- Procure and oversee contracts with third-party vendors, suppliers, and service providers for maintenance, repair, and specialty services.

- Develop and implement emergency preparedness plans, procedures, and protocols to address potential crises, such as fires, floods, or power outages.

- Coordinate emergency response efforts with tenants, building management, and external agencies to minimize disruptions and ensure the safety of occupants.

- Prepare regular reports and updates for property owners, management teams, and tenants, highlighting key performance metrics, project statuses, and budget variances.

- Ensure minimal disruption to tenant operations during construction activities and communicate project progress effectively.

Position Requirements:

- Lead a team of 5 direct reports

- Excellent communication, interpersonal and problem-solving abilities

- Strong technical skills in HVAC, electrical, plumbing, and general construction principles.

- Must be able to lift over 50 pounds

- Must be able to be on feet for long periods of time

- Must be available for building emergencies 24/7. Coverage for vacation coordination with you team.

- Ability to follow directions and procedures

- Ability to work independently and in a team environment

- Ability to perform light maintenance tasks when needed

Strongly recommended:

- Bachelor’s degree in facilities management, engineering or related field a plus

- Significant trade experience in Plumbing, HVAC, Industrial electrical, carpentry, other relevant building or maintenance trade.
