Responsible for the repairs and maintenance of all facilities located in Jacksonville and Sneads Ferry, acting as a contact for issues regarding the building and grounds and to be available for emergency situations that would affect the facility to open for business. Key responsibility will be to ensure the buildings are safe for our employees and consumers, the security of the buildings, compliance with fire codes, and the overall general appearance and functionality of the complexes are professional. - Inspect the general appearance of the headquarters, annex, garage, and Sneads Ferry office buildings to ensure a clean, safe and professional image.
- Acts as the primary contact for all building and grounds issues, including climate control, odors, damage, or non-functional equipment.
- Responsible for overseeing new construction or other maintenance work performed by contractors/vendors on the buildings and grounds.
- Schedules, oversees, escorts, and may assist outside contractors to ensure safety, quality, and cleanliness of work performed.
- Performs building repairs including minor jobs of drywall, paint, wallcoverings, ceiling tile and grid, carpet and floor tile.
- Performs plumbing repairs including, when necessary, replacing faucets, sinks, urinals, toilets, drains, and valves.
- Responsible for learning and maintaining our system of door cores and keys, which includes maintaining a list of who holds keys and what that assigned key accesses.
- Responsible for ensuring contractors such as lawn care, exterminator, and office cleaners have upheld the requirements of their contracts, meaning inspecting the premises for validation.
- Responsible for routine checks of the roof, ceiling tiles, and HVAC systems as a preventative measure looking for leaks or other issues that need attention. Repairing or correcting issue if possible or contacting appropriate vendor to resolve problem.
- Primary contact for issues with security system including badge readers, gate tags, gates, etc. If unable to correct the problem, we will contact the appropriate vendor to explain the problem and secure a date for repair. Testing of panic buttons monthly.
- Primary contact for issues with fire alarm system at each office, including testing of pull stations monthly. If unable to correct the problem, we will contact the appropriate vendor to explain the problem and secure a date for repair.
- Instrumental in coordinating and gathering bids from contractors for yard work, remodeling, new construction, new floor covering and repairs that exceed skill set.
- Assisting in the development of the facilities budget, including expenses and identifying cost-saving opportunities.
- Responsible for notifying appropriate management personnel if a problem with an existing set of equipment is not functioning and cannot be resolved on the same day it is reported.
- Ability to create, manage, and complete HelpDesk tickets including providing description of work done and supporting documentation in the computer software utilized by JOEMC.
- Responsible for maintaining a clean and organized vehicle, ensuring safety equipment on vehicle meet date parameters, and ensuring tools are properly stored.
- Coordinate with vendor for routine maintenance, inspection, and functionality of elevator located in the Jacksonville office.
- Knowledgeable of drive-up station/window equipment and kiosks for routine maintenance or functionality issues. Coordinate with appropriate vendors for repairs beyond skillset.
- Oversee the assembling, relocation, or moving of furniture when necessary.
- Ability to take online safety training classes and to access Safety Data Sheets.
- Responsible for performing repair and maintenance for a variety of facility issues as they arise.
- Ensure Facilities Generalist/Courier is cross-trained on daily duties and has the ability to handle minor maintenance tasks.
- Coordinate to cover the daily duties of the Generalist-Courier in their absence.
