An MN Builders Estimator and Project Developer is responsible for the development of schedules and budget proposals for residential and light commercial construction projects. This position requires the ability to effectively collaborate with Architects, Designers, Engineers, subcontractors, and clients. This position works closely with the other members of the Sales Development and Design teams and reports directly to the VP’s of Business Development. Duties will include, but will not be limited to:
ESTIMATION
•Calculate sales and estimate hours and other expenses for use in future Project Development Agreements (PDAs)
•Develop and maintain a cost database and track important metrics across the standard CSI categories for construction
•Update pricing tables as needed with notes, photos, and pricing to aid in future estimates
•Reverse engineer recent construction project costs to determine current unit costs for various scopes of work
•Carefully read and analyze architectural and structural plans in order to communicate the scope of work to colleagues, clients, subcontractors, and materials suppliers
•Summarize scopes of work by trade in plain English for use in future subcontracts
•Write and distribute Requests for Proposals (RFP’s) to subcontractors and materials suppliers
PROJECT DEVELOPMENT
•Establish consistent range budgets and rough order of magnitude (ROM) estimates at the conceptual stages of design
•Develop scope of work documents, estimates & bids for construction projects
•Meet with potential subcontractors for job site walk throughs
•Solicit, analyze, and evaluate multiple offers and proposals from subcontractors and vendors
•Prepare scope leveling worksheets to present to the Sales Lead or Project Manager
•Prepare and send letters of intent to selected subcontractors and vendors
•Build and maintain long-term relationships with vendors and subcontractors
•Help to ensure that the proposals meet the owners' needs, specifications, budget, and schedule
SCHEDULE AND BUDGET DEVELOPMENT
•Use MN’s Preliminary Pricing spreadsheets to develop initial budgets by area or scope of work
•Use SAGE software to create prime contract budgets for projects
•Use MS Project and/or Smartsheets to create project schedules
PROJECT ADMINISTRATION
•Promptly handle Requests for Information (RFI’s) from the field team as needed
•Assist Project Managers with change order review as necessary
Minimum Requirements:
•5-10 years of work experience within the construction industry, preferably within the high-end residential market
•Proven ability to manage multiple projects/activities in a dynamic and fast-paced work environment
•Deep understanding of budget, based on the specific client’s needs
•Excellent organization and communication skills
•Critical thinker and problem solver
•Strong interpersonal skills and work ethic

•This is a full-time, in-person, exempt/salaried position.
