Boone Homes, a premier luxury semi-custom home builder in the Richmond, Virginia area, is seeking a highly motivated and detail-oriented Estimator to join our growing team. This is an exciting opportunity to play a crucial role in the pre-construction phase of our exceptional homes, ensuring accurate and comprehensive cost projections.
As our Estimator, you will be responsible for developing detailed cost estimates for our semi-custom home projects, from initial master plan and elevation takeoffs through final budget preparation. Your expertise will be vital in supporting our sales and construction teams, ensuring project profitability and client satisfaction.
● Perform thorough and accurate quantity takeoffs from architectural plans (master plans and elevations), specifications, and other project documents.
● Develop comprehensive cost estimates for all aspects of residential construction, including but not limited to: site work, foundations, framing, roofing, exterior finishes, interior finishes, mechanical, electrical, plumbing, and landscaping.
● Obtain and analyze subcontractor and vendor bids, ensuring competitive pricing and adherence to project specifications.
● Maintain a database of current material and labor costs.
● Prepare detailed estimate summaries, including allowances, contingencies, and value engineering options.
● Collaborate closely with the sales team to provide accurate pricing for client proposals and selections.
● Work with the project management team to ensure budget adherence throughout the construction process.
● Identify potential cost savings and value engineering opportunities.
● Assist in the development and maintenance of estimating templates and processes.
● Stay abreast of industry trends, new products, and construction techniques.
● Contribute to the continuous improvement of our estimating department.
● Minimum of 3-5 years of experience in residential construction estimating, preferably with luxury or semi-custom homes.
● Proven ability to accurately interpret architectural plans, specifications, and other construction documents.
● Strong understanding of residential construction methods, materials, and costs.
● Strong communication and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.
● Proficiency in Microsoft Office Suite (Excel, Word, Outlook).
● Experience with Sage construction accounting software is a significant plus.
● Experience with BuilderMT or similar project management software is a plus.
● Bachelor’s degree in construction management, Engineering, Architecture, or a related field is preferred, but equivalent experience will be considered
