Job Summary:
As a Project Manager, you will oversee and manage residential construction projects, ensuring that all aspects are completed efficiently and to high standards. This includes supervising superintendents and staff, managing subcontractors and vendors, and maintaining strong client relations. You will be responsible for creating and updating operational standards to align with office policies and industry best practices.
Primary Duties:
•Client Relations: Serve as the daily point-of-contact for clients, ensuring timely decisions and selections.
•Quality Control: Maintain and enforce quality control standards.
•Supervision: Monitor and direct the activities of superintendents daily.
•Leadership: Provide guidance to superintendents, subcontractors, and vendors.
•Communication: Confirm and document verbal communications with owners/tenants in writing.
•Risk Management: Communicate threats or changes to project cost or schedule in writing to a manager.
•Scheduling: Create the Baseline Construction Schedule, including critical path and subcontractor requirements.
•Scope of Work: Develop written scopes of work for all trades, detailing subcontractor requirements.
•Safety: Establish procedures to ensure job site safety and compliance with OSHA requirements.
•Site Monitoring: Walk the job site at least twice weekly to monitor construction activity and safety.
•Procurement: Procure materials and schedule deliveries.
•Billing: Create and manage monthly payment requisitions and review subcontractor/vendor payment requisitions.
•Change Orders: Manage and maintain the Change Order Log.
Document Review, Planning, and Coordination:
•Plan Review: Understand all construction plans, specifications, and contract scopes.
•Compliance: Ensure projects adhere to Contract Documents.
•Meetings: Lead or attend Owner-Architect-Contractor (OAC) meetings.
•Communication: Conduct weekly subcontractor meetings on-site.
•RFIs: Create and submit Requests for Information (RFI) and maintain the RFI Log.
•Submittals: Develop a Submittal Schedule, process submittals, and maintain the Submittal Log.
•Daily Reports: Monitor superintendent’s daily reports and progress photographs/videos.
•Scheduling: Update the project schedule weekly and create Two-week Look-ahead Schedules.
•Inspections: Develop inspection schedules and ensure compliance with authority requirements.
•Testing: Schedule and monitor all project tests.
Project Close-Out:
•Punch List: Inspect the work with the superintendent, create a comprehensive Punch List, and ensure timely corrections.
•Completion: Ensure formal punch list items are completed promptly.
•Warranties: Review all warranties before project close-out.
•Close-Out Coordination: Manage warranty and non-warranty related close-out tasks.

•Salary: $85,000.00 - $100,000.00 per year
Benefits:
Experience and Education:
•7 years of experience in residential construction project management preferred
•Bachelor’s degree and Engineering title preferred
•5 years of general construction experience required
•It is highly desirable to have someone with a PMP certification.
