GMC-CMI Corporation has an open position for a part-time commercial & residential construction progress inspector in the greater Seattle/Bothell/Bellevue/Renton areas. Hours are flexible and include one to five full days of work at the beginning of every month, and then piecemeal hours throughout the remainder of the month.
Job Duties: Job includes making site visits to construction projects to do inspections of work found to be complete. These inspections will include all or some of the following: filling out a spreadsheet, taking narrative notes of work found complete, meeting contractors on-site, and taking photographic documentation of progress.
The inspection process is a fairly straight forward one: (a) drive out to our clients’ projects within 24 hours of being assigned an inspection, (b) introduce yourself to site foreman/superintendent (c) complete a spreadsheet by estimating current percentages on a line-by-line basis and (d) take a variety of photographs of the entire site, completed work, and materials stored on site. On average, a typical commercial inspection should take no more than 15-45 minutes, though larger or more complicated projects can take longer.
Requirements: Advanced construction understanding is required, typically our best inspectors have multiple years of experience in architecture/engineering, or in the field in one the various trades, or as a foreman or superintendent on commercial and residential projects. Potential inspectors must be comfortable with commonplace construction terminology, current construction means and methods and working in adverse weather conditions from time to time. A basic ability to read blueprints, scopes of works, and other construction documents is also necessary. Must have valid driver's license, insurance, and your own vehicle. Must be computer literate and be able to fill in a simple Excel spreadsheet and email photos. Must be able to read and follow maps and have a basic knowledge of the local area. Experience with Plat Developments Heavy Civil Construction is also beneficial.
