Job Title: Superintendent
Salary Range: $105,000–$125,000

Key Responsibilities:
•Lead and manage day-to-day onsite construction activities for ground-up self-storage and multifamily projects.
•Oversee subcontractors, vendors, and site personnel to ensure timely and budget-friendly project completion.
•Maintain strict adherence to project schedules, quality standards, and safety regulations.
•Conduct regular site inspections to ensure compliance with project specifications, client expectations, and building codes.
•Manage and track materials, equipment, and labor to optimize productivity.
•Communicate effectively with clients, architects, engineers, and project stakeholders to resolve issues and provide updates.
•Oversee job site documentation, including daily reports, RFIs, change orders, and punch lists.
•Ensure compliance with safety protocols, fostering a safe work environment for all team members and subcontractors.
•Collaborate with project managers and engineers to proactively address challenges and drive solutions.
Qualifications:
•5–10 years of construction experience, with a strong focus on ground-up self-storage and multifamily projects.
•Previous GC experience required.
•Proven track record of managing multiple ground-up projects from start to finish.
•Strong understanding of construction processes, materials, and methods.
•Excellent leadership, organizational, and problem-solving skills.
•Strong communication and interpersonal abilities to work with diverse teams and stakeholders.
•Proficiency in construction management software (Procore, Bluebeam, or similar).
•Ability to read and interpret construction plans, drawings, and specifications.
Compensation & Benefits:
•Salary: $105,000–$125,000 (based on experience)
•Bonus: Up to 12.5% of annual salary based on performance, profitability, and awarded projects. Bonuses are distributed semi-annually (June & December).
•Vacation Stipend: $2,500 annual vacation bonus (after 6 months, with receipt submission).
•401(k) & Employer Contribution: Eligible upon hire with a 3% employer Safe Harbor contribution.
•100% employer-paid medical, dental, vision, and group life insurance (effective the first of the month after your start date).
•Option to add family coverage at the employee’s cost.
•Life & Disability Insurance:
•Group Life Insurance: 2x annual salary (up to $450,000), employer-paid.
•Long-Term Disability: 60% of salary/bonus (non-taxable), employer-paid.
•Individual Disability for earnings over $130K: Additional coverage, employer-paid.
•Three weeks (120 hours) of vacation per year, accrued semi-monthly.
•50 hours of sick leave per year, accrued semi-monthly.
•Cell Phone Allowance: $120/month.
