Role Description
This is a full-time on-site role for a Senior Level Construction Director of Operations located in Woodinville, WA. The Senior Project Manager will be responsible for overseeing and coordinating all aspects of construction projects from inception to completion. This includes managing project schedules, resources, and budgets, as well as ensuring compliance with safety standards and building regulations.
We do mainly residential, but are starting to do more commercial work. The company is based in Duvall. This is not a remote position. You will need to be on site daily, and manage up to $1m concurrently. Commercial, multifamily, and development experience is a plus.
Pay $120k+ annually. DOE. Benefits available.
Director of Operations Role:
•May have a Field Superintendent/Foreman reporting to them during the installation of specific projects.
•Responsible for projects from the purchasing phase until completion.
•Determine Engineering, Purchasing, and PM assignments based on workload.
•May be involved in the project estimate based on size and/or schedule.
•Review the purchasing process, vendor selections, and oversee procurement. Schedules update meetings for new projects and assists the Purchasing Agent or Project Manager as necessary. Pursue the resolution of all Vendor Contracts, Bond and Insurance Certificates.
•Develop an execution plan for each project with the Project Team (PM, PE, Foreman) and Installation Manager. Review progress with periodic job walks with PM and foremen during installation. Adjust the plan as necessary.
•Perform monthly review and risk analysis of budgeted job costs with Project Managers. Review Cash Flow reports on major projects.
•Review the Cost to Complete for accuracy with Project Managers before being distributed. Make adjustments to the installation process to meet the estimated minutes. If that is not possible, revise the report to provide an accurate projection of installation costs to complete the project.
•Review the Schedule of Values to maintain overbilling and positive cash flow.
•Review submittals on large projects to ensure all risk items are addressed.
•Review all major Change Orders with the stakeholders to minimize risk over price and schedule completion.
•Ensure the quality, customer satisfaction, timeliness, and cost control of all projects.
•Assist the Project Management staff and Field Superintendents in their day-to-day dealings with vendors, architects, owners, and contractors in resolving problems or conflicts.
•Make sure the final portion of the project is completed and closeout documents are submitted.
•Conflict resolution – responsible for the resolution of conflicts with Contractors, Suppliers, etc.
