Concord Commercial Services, Inc. provides many professional trade skills much like a general contractor. Although we strive for new construction of facilities, we also aim for the preventive maintenance, daily upkeep, and planned improvements of existing facilities. Concord Commercial Services, Inc. strives to perform each service task in a professional manner to ensure a final quality product while working within the restraints of each individual facility.
The Assistant Superintendent’s responsibility is to supervise the field construction of a project and to complete the Work on schedule, within the budget and to the quality of workmanship specified. The successful candidate will have 2 years in construction trades. In the performance of this function, it is the Assistant Superintendent’s responsibility to protect and promote Concord Commercial Services, Inc. interests in all matters and do whatever is reasonably necessary to discharge their duties and responsibilities which include, but are not necessarily limited to, the following.
· Provide leadership and establish and maintain effective and harmonious working relationships of the on-site staff and to promote a positive project morale
· Have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and assist the Superintendent and Project Manager in the development of the on-site procedures.
· Examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and bring these to the attention of the Superintendent and Project Manager who will review them with the Architect
· Assist the Project Manager and the Scheduling Manager in the development and refinement of the Project Schedule, work with the Superintendent and Project Manager to keep the schedules properly updated, and see that the job meets the various required dates
· Meet and review the Construction Program set log with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower
· Coordinate, direct, monitor with the Assistant Superintendent(s) and the technical coordinators, (project specific as required) inspect the activities of the Subcontractors, Suppliers and Concord’s labor and material
· Monitor the activities and status of the Subcontractors, Suppliers, equipment, and materials
· Cooperate with the activities of the inspection agencies
· Receive and report to the Superintendent and Project Manager the Subcontractors Daily Reports of work done and labor and material employed
· Review and approve, on a weekly basis, all as-built prints
· Maintain good relations and communications with all involved in the project including the public
· Report to the Projects Manager and Executive Leadership
· Minimum 2 years of experience in a construction and/or facility maintenance (multiple trades experience preferred)
· Must be detail-oriented and have strong demonstrable organizational skills and time management abilities
· Demonstrated ability to effectively manage competing priorities and duties in a deadline-driven environment
· Proven leadership abilities preferably in an operations/product support or customer support environment
· Ability to take on multiple responsibilities and adequately multitask
· Capable of positive teamwork and ethical attitude
