Job Summary: Provide limited direction and leadership for an entire project or a portion of a larger, more complex project in concert with the Project Manager(s) and Superintendent(s). This position will fully implement and manage the operation and administration of the project. Builds and maintains lasting relationships with clients, design teams and subcontractors. This role will make decisions within defined limits of authority and consult supervisor on other decisions.
Responsibilities
•Understanding and enforcement of contracts, including between general contractor and the owner
•Assist superintendent and project manager in the implementation of policies and the execution of the project
•Organize the duties of other engineers, project assistant, project accountant and other assigned project staff. This includes providing direction, prioritization, and performance feedback
•Participate in trainings and company meetings to facilitate individual and company growth
•Organize and electronically archive project files for easy access by the project team
•Prepare, monitor, and update project schedules. Work with the superintendent to program the schedule with project constraints
•Prepare, maintain, and implement of various document control entities such as daily reports, material procurement logs, submittal logs, as-builts, testing and inspection logs, RFI logs, and change order logs
•Distribution of new drawings, changes, approved submittals, RFI responses, and other project information to all affected parties
•Maintain the material procurement schedule and alignment with related activities within the construction schedule
•Prepare agendas, documents, meeting minutes, and actions for various meetings including owner/architect/contractor meetings, coordination meetings, safety meetings, and staff meetings
•Participate in project cost control. Including maintaining internal records and working with subcontractors to ensure the processing of changes.
•Support an “injury-free” environment and enforce the safety program
•Support “zero-defects” craftsmanship and enforce the quality control program
•Assist with preparation of owner billing and processing of trade partner invoices with the project manager(s)
•Oversee BIM coordination between structural, architectural, and MEPF trades
•Assist with permitting process of the AHJ as needed – TCEQ, site development, building, etc.
Minimum Qualifications
•Bachelor’s degree in construction management, engineering or related field
•5+ years of similar construction management experience
•In lieu of the above requirements, equivalent relevant experience will be considered
•Organized work approach with the ability to adapt and adjust as required to support the projects’ current needs
•Detailed knowledge of the assigned project scopes with a 100% hands-on approach
•A desire to seek out and resolve construction problems/conflicts that arise during design and construction phases
•Goal-orientated approach to promptly coordinate and resolve project issues within the project team (including interfacing with designers, engineers, and owners)
•Excellent listening and strong communication skills
•Ability to identify and resolve complex issues
•Effective participation in team environment
•Proficient computer skills in Microsoft Office Suite, project management software (Procore or similar), scheduling software (Project or similar)
•Familiar with the BIM coordination process and software (Revit, Navisworks or similar)
•A strong work ethic, a “can-do” attitude and a passion for construction
Working Conditions:
•Occasional weekend or after-hours work may be required
•May occasionally be exposed to wet and/or humid conditions and extreme heat
•Work may require frequent site visits to properties
