Job Summary: The Facilities Maintenance Manager is responsible for overseeing and ensuring the proper functioning, upkeep, and safety of all physical assets across multiple store locations. This includes managing repairs, preventive maintenance, vendor relationships, and ensuring compliance with safety and regulatory standards.
- Manage and develop internal facilities technicians in geographical area.
- Schedule and oversee regular inspections and maintenance (HVAC, plumbing, refrigeration, lighting, roofing, fuel systems, etc.).
- Develop preventive maintenance programs to minimize downtime and costly repairs.
- Respond promptly to urgent repair needs (e.g., refrigeration failures, fuel pump malfunctions, etc.).
- Coordinate after-hours emergency maintenance services.
- Source and manage external contractors for specialized services (e.g., electrical, roofing, landscaping).
- Negotiate contracts and ensure service-level agreements (SLAs) are met.
- Develop and manage maintenance budgets.
- Approve purchase orders and invoices related to maintenance expenses.
- Optimize cost-effectiveness without compromising safety or quality.
- Ensure stores comply with OSHA, ADA, environmental, and fire code regulations.
- Monitor underground storage tanks (USTs), spill containment systems, and other regulatory-sensitive systems.
- Track and manage facility-related assets (e.g., HVAC units, fuel dispensers, roofing).
- Plan and oversee facility upgrades, remodels, or equipment replacements.
- Use CMMS (Computerized Maintenance Management System) or facilities management software for tracking orders.
- Generate reports on maintenance KPIs, costs, and asset performance.
Knowledge, Skills, and Abilities: An ideal candidate will have experience with or understanding of:
- Ability to manage and develop facilities maintenance team.
- Technical knowledge of building systems (HVAC, electrical, plumbing, fuel systems, refrigeration).
- Project management and organizational skills.
- Strong vendor negotiation and contract management ability.
- Budgeting and cost control experience.
- Regulatory knowledge (environmental, safety, fuel storage).
- Proficiency in maintenance management software and tools.
Education and Experience: An ideal candidate will have the following education and experience:
- Experience managing and developing facilities maintenance technicians
- 3–5+ years in multi-site retail or convenience store maintenance.- Familiarity with fuel station equipment (pumps, tanks, leak detection).
- Experience working in high-traffic, 24/7 retail environments.
- Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching. This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and or 10/20 pounds of force constantly.
- Exposure to characteristic construction site dangers.
Travel: Must be able to travel up to 80%.
