$40.37 Minimum Starting Base Pay* + KPI Bonuses + Competitive Benefits
- Qualifications may warrant greater starting base pay within the full pay range. Individual base pay is determined by experience, job-related skills, and relevant education or training.
This position is responsible for planning, implementing, and maintaining the infrastructure and equipment in cooperative buildings and facilities. This includes the analyses of operational processes, energy usage, and safety processes, as well as, planning, developing, and implementing improvements on new and existing facilities. This position is expected to mentor and develop maintenance technicians in the preventive and corrective maintenance of all facility systems.
- Perform specialized preventative and corrective maintenance on-site to critical facility components and/or systems.
- Perform analyses of operational processes, resource allocation, energy use, and safety processes, and recommend and implement improvements.
- Operates, monitors, and maintains utilities, including HVAC, Electrical, Plumbing, UPS systems, chiller plants, water treatment systems and backup generators.
- Maintains, troubleshoots, and repairs facilities mechanical components and electrical equipment and systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications, and safety policies
- Develops, maintains, and secures a spare parts inventory
- Performs moderately difficult repairs, maintenance, installations, and on-site inspections to critical facility systems.
- Recommends purchase of maintenance tools, equipment and supplies as required to streamline processes and increase efficiency
- Assists engineers in developing methods and procedures to control or improve facilities processes
- Coordinates work activities of internal design or maintenance staff, or contractors and subcontractors, to ensure satisfactory delivery of assigned capital improvement projects.
- Plan and coordinate infrastructure and equipment maintenance schedules and activities.
- Tracks progress against milestones, budgetary guidelines, or other performance indicators and prepares and delivers reports to management
- Selects, negotiates with, and manages activities of external consultants or vendors
- Maintain awareness of potential hazards and report them for corrective action
- Prepare reports and compliance documentation.
- Operate PEC vehicle(s) for business purposes in accordance with applicable Federal, State, local law and PEC policies and procedures
- Maintain driver eligibility through appropriate valid Texas Driver’s License and driving record in accordance with PEC policy
- Maintain the security of confidential information
- Stay abreast of advances in technology
- Demonstrate regular and prompt attendance
- Performs other related duties as necessary or assigned
May provide technical direction and mentoring to others
- Knowledge of the building process and construction principles.
- Knowledge of relevant regulations and building codes.
- Knowledge of AutoCAD, computer systems, which may include setting up and using hardware and software programs, entering data or processing information
- Knowledge of maintenance and operation of building automation and fire life safety systems
- Knowledge of electrical test equipment
- Knowledge of electrical, plumbing or HVAC systems
- Knowledge of Energy Management Systems
- Skilled in time management
- Skilled in managing changing priorities
- Ability to make well-informed and considered decisions in times of extreme pressure
- Ability to anticipate, identify, analyze, and resolve conflict and problems
- Ability to read and understand mechanical and architectural plans
- Ability to work independently without direct supervision
- Ability to communicate effectively verbally and in writing
- Ability to listen and understand information verbally and in writing
- Texas Master Electrician License HIGHLY preferred
- Bachelor’s Degree in mechanical, electrical, industrial engineering, or related field
- Directly related work experience may substitute for education
- Four years of directly related experience
- HVAC, Plumbing, and Electrical installation or service experience (4+ years preferred)- Valid Texas Driver’s License and Motor Vehicle Report that comply with PEC policy
