We’re a new real estate development platform focused on small, fast, in‑town residential projects that fit Pittsburg and Northern West Virginia’s terrain—think 2–3 lot SFH splits and 6‑unit townhome clusters with existing utilities. We value speed, cost control, and pragmatic engineering—no “over‑grading” mentality.
We’re hiring a hands‑on Construction Manager (CM) to lead preconstruction through close‑out. You’ll coordinate civil/survey/geotech, drive value engineering for sloped sites, run GC procurement, and manage field execution. The Development Lead handles site control/LOIs/entitlements; you own constructability, pricing, schedule, procurement, and build.
- Lead constructability reviews and produce ROM estimates from concept drawings; create VE options (e.g., stepped foundations vs. retaining walls) with clear cost/schedule impacts.
- Coordinate survey (ALTA/NSPS), Phase I ESA, geotech borings, and utility service requests with the owner and consultants; maintain a living DD/permit matrix.
- Partner with civil/architect to deliver 2 grading/layout schemes minimizing cut/fill and export/import; lock a maximum earthwork target early.
- Build the master schedule (precon → permits → procurement → construction → CO), identifying long‑lead items and critical path.
- Assemble bid lists; issue RFPs, level bids, recommend awards; negotiate GC and major trade contracts (AIA familiarity).
- Coordinate permit submittals and inspections with the owner and AHJs; maintain a submittal log and inspection calendar.
- Run weekly OAC meetings; manage subs, quality, safety, logistics, and neighbor relations; monitor budget vs. buyout vs. forecast.
- Solve field issues decisively (RFIs, ASIs, change management) while holding line on cost/schedule/finish standards.
- Drive punch, commissioning, close‑out, and warranty handoff; compile as‑builts and O&M packages.
- 5–10 years CM/PM experience delivering residential or light‑commercial projects with sloped terrain (townhomes or small SF).
- Strong preconstruction chops: estimating/leveling, buyout, phasing, VE, and schedule control (MS Project or equivalent).
- Proven coordination of survey, geotech, utilities, and sitework trades; adept at drainage and foundation choices (step vs. wall).
- Contracting fluency (AIA, change orders, alternates), cost reporting, and risk management.
- Excellent communication with owners, consultants, utilities, inspectors, and neighbors.
- Experience in Pittsburgh, Northern WV / Tri‑State municipalities and utility providers.
- Familiarity with minor‑subdivision projects and in‑town utility tie‑ins.
- OSHA‑30; Construction Management, Civil, or related degree.
