We are seeking a sharp, results-oriented
Land Agent – Negotiatorto work as an
Independent Contractoron key oil and gas projects. This individual will play a mission-critical role in securing mineral rights, managing negotiations, and navigating complex title issues. As the
primary point of contact for mineral owners, you’ll serve as both a dealmaker and a trusted advisor—balancing stakeholder interests with the objectives of our clients.
This is a
high-autonomy, high-accountabilityrole that requires strong interpersonal skills, contract knowledge, and strategic decision-making.
A top-performing Land Agent with Halo typically operates in a self-driven, highly organized fashion. Your work may vary from courthouse research to field visits, but here’s a snapshot of a typical day:
Open project management system to review your assigned tracts, messages from landowners, and current lease status
Conduct a Zoom call with the client’s legal team to clarify lease amendments and curative needs
Drive to meet a mineral owner at their property to review a lease agreement and explain financial terms
Analyze title documents and ownership history in preparation for curative work
Collaborate with your project manager on negotiation strategy for a multi-interest parcel
Follow up with attorneys and other stakeholders to finalize documents for signature
Respond to a landowner's questions via phone or email—maintaining trust and momentum even after hours
- Secure oil and gas leases and associated documents through face-to-face meetings, calls, and electronic communications
- Handle negotiations with skill and transparency to build lasting relationships with mineral owners
- Advise landowners on lease terms, royalty interests, and surface rights with confidence and clarity
- Serve as a professional and knowledgeable liaison between clients, attorneys, and landowners
- Translate complex project requirements into digestible, actionable information for landowners
- Conduct title research to verify ownership, assess curative issues, and determine leasing viability
- Identify gaps in documentation, request affidavits, or coordinate legal remedies to ensure clean title
- Draft and review lease agreements, amendments, and curative documents
- Maintain a high standard of documentation and compliance across all activities
- Travel to meet landowners, attend signings, visit courthouses, or conduct site inspections as needed
- Provide exceptional service and professionalism as a representative of both Halo and our clients
:
- Minimum
2 years
of experience in oil & gas lease negotiation or mineral title research
- Demonstrated success managing lease deals from initiation through closing
- Familiarity with industry practices, landowner concerns, and lease contract structures
:
- Bachelor’s degree in Energy Land Management, Business, Petroleum Studies, or related discipline

- Additional credentials or coursework in energy law or land management a plus
