Summary
This position is responsible for the overall development, maintenance, and compliance of facility procedures and standards for maintenance/repair and janitorial to ensure overall operating efficiencies and productivity at all facilities.
Duties and Responsibilities
•Responsible for the overall development, maintenance and compliance of facility procedures and standards for maintenance/repair, construction, and janitorial to ensure overall operating efficiencies and productivity at all facilities assigned.
•Manage the strategic planning and direction of all activities related to the long-term condition of all buildings, equipment, and grounds and their occupants' well-being, including building improvements, building repair, emergency response, fire protection, energy use and safety procedures, etc.
•Manage the budget development and periodic review of financials of projects and other departmental spend, seeking input from regional Facility Business Partners; including the tracking of metrics, standard costs, and associated variance reporting
•Manage the facility condition assessment and inspection process. Responsible for an annual report to the Director with gap analysis and plan for correction. Supporting the department annual planning process in development of a long-range plan.
•Manage the portfolio of all construction and other facility projects for respective areas assigned, preparing a capital budget and tracking actuals.
•Create and support an environment focused on a positive visitor experience at all company facilities
•Keep abreast of latest facilities technologies, trends and industry benchmarks, incorporate improvements as needed in facilities processes and systems
•Manage the tracking, monitoring and implementation of energy efficiency improvements. Advise businesses on increasing energy efficiency and cost effectiveness in individual facilities and support all sustainability goals set by the company.
•Encourage and promote effective communication with Operational leadership, Safety department, Corporate Security.
•Manage the maintenance management system, FM Systems, and ensure all records in department are adequately maintained and safeguarded for retention period defined
•Manage coordination of leased real estate assets as it relates to the landlord relationship and maintenance
•Manage the facility office services of mail, parking, food and beverage, office supplies, conference/meeting room set up and event planning throughout the Spire footprint.
•Coordination with other Managers in the Real Estate and Facilities Department to ensure efficient processes and highest level of shared services offerings for all Facilities
•Fulfill on-call responsibilities and respond to emergency calls
•All other duties as assigned

Supervisory Responsibilities
•This position supervises a team of Facility Business Partners, Facilities Specialists and Facility Planners.
Required Education (certifications, licenses)
•Bachelor’s degree preferred in business, building services, construction management, engineering, or related field, or consideration to comparable time in facility related field
•Min 10 years in Facility adm, mtce, or other real estate, facility or business discipline, preferably including 5 years managing people
Required knowledge, skill and abilities
Physical demands, environment and schedule
•Overtime and/or Travel across the Company footprint is required as needed
