Role Summary
The Maintenance Technician I is responsible for the daily maintenance operations of commercial and residential properties managed by WFSG. This includes processing tenant work orders, maintaining common areas, and ensuring the overall cleanliness and functionality of the property. The ideal candidate will demonstrate a positive attitude, strong customer service skills, and the technical ability to perform basic maintenance tasks. This role reports directly to the Operations Manager or Property Manager.
Responsibilities
Curb Appeal
- Conduct daily property walks to ensure grounds are clean and free of debris.
- Maintain the appearance of entrances, lobbies, parking areas, and other common spaces.
- Perform power washing and painting as needed. Service Requests & On-Call Maintenance Requests
- Complete daily tenant service requests in a timely and professional manner.
- Respond to after-hours emergency maintenance calls.
- Accurately log completed work orders in MaintainX property management software
- Inspect, troubleshoot, and repair mechanical and electrical systems in buildings and common areas.
- Coordinate with vendors as needed.
- Monitor inventory and report or order parts as necessary.
- Maintain a clean and organized maintenance shop.
- Ensure MSDS sheets are current and accessible.
- Comply with OSHA safety standards and regulations.
- Perform other duties as assigned.
- High school diploma or equivalent.
- Positive attitude with added motivation to help the property meet its many goals.
- Ability to lift heavy objects and climb stairs.
- Basic understanding of building codes, safety regulations, and best practices.
- Knowledge of plumbing, electrical, HVAC, and general repair techniques.
- Excellent time management skills with the ability to complete service requests and apartment turnovers.
- Must be team-oriented and have strong communication skills.
- Organizational skills are strongly required.
- Proficiency with computer applications required, including Microsoft, Windows, Excel, Word, and Outlook.
- Minimum of one year experience working in residential property maintenance.
