The Maintenance Field Supervisor will work under the leadership of the Chief Operating Officer and will primary focus on training, monitoring, and holding the Maintenance Team accountable to MiddleTown Property Group standards - in addition to completing their own daily assigned work. . The Maintenance Field Supervisor must meet and maintain requirements of Employee Handbook.
-Will be the Direct Supervisor for all maintenance technicians and landscapers
-Review completed work orders for completion and that they meet MTPG standards and efficiencies.
-Review Maintenance Tech's daily paperwork for proper completion
-Provide Daily Maintenance Reports to Chief Operating Officer
-Communicate with Property Manager with completing or pending work orders.
-Properly keeps track of all purchased supplies and tools. Works with Warehouse Tech to maintain proper Inventory levels.
-Assist in trouble shooting major maintenance issue and coordinating proper response.
-Coordinate among preferred vendors for all necessary contracted out jobs.
-Works with Human Resources for proper documentation of Team Members performance.
-Assist on providing Techs resources necessary to complete jobs.
-Maintenance Supervisor is responsible to manage the assigned Maintenance Technicians at MIddleTown Property group and address all maintenance daily needs.
In downtime or based off of company needs will assist with the other duties as outlined below.
-Responsible for day-to-day maintenance and repair of properties and grounds.
-Trouble shoot reported maintenance issues reported by Tenants and Property Managers.
-Inspect Properties during daily work and during property inspections. Report any maintenance issue’s and tenant rule violations to Property Manager.
-Responds to employee’s and residents request in a timely and courteous manner.
-Keeps work area’s clean and tools and equipment in good working order.
-Perform duties according to (OSHA) standards and company safety policies and procedures at all times.
-Work Hours between Monday – Sunday from 8 am – 5 pm. Work hours and days may change to meet business needs.
-Available for on-call and after hour emergency maintenance request.
-Seeks opportunities to increase skills and expand knowledge base.
-Minimum 2 year experience in similar position preferred.
-Maintenance, plumbing, HVAC, electrical and construction experience preferred.
-Computer skills including the use of Property Management software and Microsoft Office suite.
-Ability to be on your feet for extended period of time.
-Ability to use hand and arm for writing and/or typing.
